CC Central Commercial District
To retain and promote the scale and character of the town site business district. The regulations are intended to allow those uses that will be appropriate and compatible with a service commercial area.
A site plan review is required and a site plan shall be submitted for all permitted and conditional uses. (Consult KCC 18-4.)

Offices.
2.
Retail sales and services, not including storage services, sale of beer for consumption on the premises, sale of liquor for consumption on the premises and conditional uses in KCC 17-20-4.
3.
Government offices and services.
Compliance with standards shall be determined by the Planning Commission by reference to KCC 17-30.

Theaters.
2.
Motels or hotels.
3.
Light industry/research uses subject to the provisions of KCC 17-23.
4.
Social halls, lodges, fraternal organizations.
5.
Amusement arcades.
6.
Public utility substations.
7.
Sale of beer for consumption on the premises of a full-service restaurant, limited-service restaurant, beer-only restaurant, banquet or reception center.
8.
Sale of liquor for consumption on the premises of a full-service restaurant, limited-service restaurant, banquet or reception center.

The design of off-street parking facilities shall assure compatibility of vehicular and pedestrian circulation. Site plan drawings prepared for site plan review shall illustrate clearly all existing and proposed vehicular and pedestrian paths.
2.
Within the CC district, off-street parking requirements may be waived by special approval of the Planning Commission to allow off-premises space that is within six hundred feet (600') of the site.
1.
No building shall exceed thirty-five feet (35') in height, except as pursuant to KCC 17-25-2.
2.
No building shall be less than ten feet (10') in height.
There are no lot size or yard requirements.
Uses which are singularly focused on vehicles are expressly prohibited on properties with frontage along 200 North between I-15 and 100 East and Main Street between the City's northern border and 100 South. Such uses include but are not limited to auto repair shops, tire shops, auto detailing services, towing services, auto tinting services, auto rentals, lube and oil service stations, spray and tunnel car washes, windshield repair centers, drive-through establishments which do not include indoor retail or dining spaces for customers and other uses which create a heavy emphasis on vehicle space.
Storage services are not permitted on properties with frontage along 200 North between I-15 and 100 East and Main Street between the City's northern border and 100 South.

Dwellings in the Central Commercial Zone existing on May 2, 2024, have the following permitted uses:
a.
Additions to existing homes;
b.
Construction of accessory buildings (e.g., garages, sheds, gazebos, pools, and similar structures) as regulated by 17-31 Special Provisions Applying To Particular Uses;
2.
Dwellings in the Central Commercial Zone existing on May 2, 2024, shall be prohibited from the following:
a.
Intentional demolish and rebuilding of homes;
b.
Adding additional dwelling units.
