§ 154.145 PERMITTED SIGNS - ALL DISTRICTS.

   Permitted signs for all districts are highway direction signs and markers, announcing the location or directing traffic to given locations, which include but are not limited to the following:
   (A)   Service areas–automobile, food, lodging;
   (B)   Public and quasi-public information signs; and
   (C)   Business or business districts.

§ 154.146 PERMITTED SIGNS - AGRICULTURAL DISTRICT.

   The following nonflashing, nonilluminated signs are allowed:
   (A)   Signs advertising the sale or rental of the property on which the sign is located, or the sale of agricultural products grown or produced on the property; however, no such signs shall exceed 12 square feet in area. No sign shall be placed closer than ten feet to the property line, provided the Zoning Administrator may require a greater setback or other location so that the sign will not obstruct the view along any street, or at any intersection, private driveway, field entrance or other point of ingress or egress;
   (B)   Church bulletin boards, located on the site, which shall not exceed 24 square feet in area, nor be any closer than 30 feet to a street right-of-way; and
   (C)   Church directional signs, not to exceed two square feet in area.

§ 154.147 PERMITTED SIGNS - RESIDENCE DISTRICTS.

   In all residence districts, the following classes of signs are permitted in accordance with the regulations set forth:
   (A)   Nonflashing, nonilluminated accessory signs.
   (B)   Name plates and identification signs, subject to the following:
      (1)   Area and number. For one- and multi-family dwellings, there shall be not more than one name plate, not exceeding one square foot in area, for each dwelling unit, indicating the name or address of the occupant or a permitted occupation.
      (2)   Height. No sign shall project higher than one story or 15 feet above curb level, whichever is lower.
   (C)   For sale and to rent signs, subject to the following:
      (1)   Area and number. There shall be not more than one such sign per zoning lot, except that on a corner lot two signs, one facing each street, shall be permitted. No sign shall exceed 12 square feet in area nor be closer than eight feet to any other zoning lot.
      (2)   Projection. No sign shall project beyond the property line into the public way.
      (3)   Height. No sign shall project higher than one story or 15 feet above curb level, whichever is lower.
   (D)   Signs accessory to parking area, subject to the following:
      (1)   Area and number. Signs designating parking area entrances or exits are limited to one sign for each exit or entrance and to a maximum size of two square feet each. One sign per parking area, designating the conditions of use or identity of the parking area and limited to a maximum size of nine square feet shall be permitted. On a corner lot two such signs, one facing each street, shall be permitted.
      (2)   Projection. No sign shall project beyond the property line into the public way.
      (3)   Height. No sign shall project higher than seven feet above curb level.
   (E)   Nonflashing business signs, subject to the conditions stipulated. Church bulletins are subject to the following:
      (1)   Area and number. There shall be not more than one sign per zoning lot, except that on a corner lot two signs, one facing each street, shall be permitted. No signs shall exceed 16 square feet in an area nor be closer than eight feet to any other zoning lot, or street right-of-way.
      (2)   Projection. No sign shall project beyond the property line into the public way.
      (3)   Height. No sign shall project higher than one story or 15 feet above curb level, whichever is lower.

§ 154.148 PERMITTED SIGNS - BUSINESS DISTRICTS.

   In all business districts the following signs are permitted, subject to the requirements set forth hereinafter.
   (A)   Name plates. All signs and name plates permitted in the residential districts.
   (B)   Signs on marquees, canopies and awnings.
      (1)   Restrictions imposed hereinafter on the projection of signs across property lines into the public way shall not apply to signs located on marquees or canopies, provided that any sign located on a marquee or canopy shall be affixed flat to the surface thereof and, further, that no sign shall extend vertically or horizontally beyond the limits of the marquee or canopy, except that individual, free-standing letters may project to a height of not exceeding 24 inches above same.
      (2)   Restrictions imposed herein on the projection of signs across property lines into the public way shall not apply to signs located on awnings, provided that any sign located on an awning shall be affixed flat to the surface thereof, shall be nonilluminated and nonflashing and shall indicate only the name and address of the establishment on the premises. Further, no such sign shall extend vertically or horizontally beyond the limits of the awning.
   (C)   Signs on pylons, standards, clocks and supports. Signs, clocks or other advertising devices erected upon standards or separate supports shall be placed so as to be entirely within the property lines of the premises upon which they are located, and no part of the sign or standard shall have a total height greater than 20 feet above the level of the street upon which the sign faces, or above the adjoining ground level if the ground level is above the street level; nor shall the surface of any such sign exceed an area of 100 square feet.
   (D)   Signs on masonry pylons. Signs may be placed on the face of a masonry pylon when the pylon is constructed as an integral part of the building and the pylon does not project above the roof lines more than 12 feet, and the type, design and construction of the pylon complies with all of the requirements herein and in applicable building codes.
   (E)   Regulations. In all business districts, the permitted signs are subject to the following:
      (1)   Area. The gross area in square feet of all signs on a zoning lot shall not exceed three times the lineal feet of frontage of the zoning lot. The gross area of all flashing signs shall not exceed two times the lineal frontage of the lot.
      (2)   Location. The sign or signs shall front the principal street, a parking area, or in the case of a corner building, on that portion of the side street wall within 50 feet of the principal street.
      (3)   Projection.
         (a)   Signs suspended from any building shall not project more than 24 inches beyond the building line, and the bottom of the sign shall not be less than eight feet above the finished grade of the sidewalk.
         (b)   Any sign projected or suspended from a building shall not exceed 12 feet in height, and its location and arrangement shall be subject to approval by the Zoning Administrator. No sign except those suspended from buildings shall be erected or placed between the street line and the building line.
      (4)   Height. No sign shall project higher than 30 feet above curb level, and in no case shall a sign project above the roof line.

§ 154.149 PERMITTED SIGNS - MANUFACTURING DISTRICT.

   The following signs are permitted, and shall be governed as follows:
   (A)   All signs and name plates permitted in the business districts.
   (B)   Billboards, advertising and poster panels shall not have an area exceeding 275 square feet.
   (C)   The gross area in square feet of all signs of a zoning lot shall not exceed six times the lineal feet of frontage of the zoning lot, provided the gross area of flashing signs shall not exceed three times the lineal feet of frontage of the lot.
   (D)   No sign shall project higher than 45 feet above the ground level beneath it.
   (E)   No advertising sign shall be located within 500 feet of any public park of more than five acres in area.
   (F)   No advertising sign shall be located within 75 feet of any property located in a residence district.

§ 154.150 PERMITTED SIGNS - CONSERVANCY DISTRICT.

   Regulations of signs in the Agricultural District shall apply.
