15.22 RA-3A

RESIDENTIAL DISTRICT

15.22.010 Purpose

The RA-3A district is composed of residential sections of the community where the principal use of the land is for one and two-family structures and for the housing of seasonal tourist.

15.22.020 Permitted Uses

The following are the permitted uses in the RA-3A district:

  1. One- and two-family dwellings;
  2. Townhouses and condominiums;
  3. Tourist Lodgings. (7011, 7021).
  4. Noncommercial recreational facilities (7997), such as club house, swimming pool, tennis court;
  5. Home occupations as defined in KBC 15.02.010.

15.22.030 Dimensional Requirements

  1. The following dimensional requirements shall apply to all uses in the RA-3A district unless other requirements are stated herein.
    1. Minimum required lot area shall be five thousand (5,000) square feet;
    2. Minimum required mean lot width shall be fifty (50) feet;
    3. Minimum required front yard/setback shall be twenty (20) feet;
    4. Minimum required side yard/setback shall be five (5) feet;
    5. Minimum required rear yard/setback shall be ten (10) feet.

15.22.040 Parking Requirements

Parking shall be provided as required in KBC 15.36.170 through KBC 15.36.220; provided that off-street parking for residential uses shall only be allowed in the front yard/setback.

15.22.050 Signs

The regulations and requirements for signs in this district shall conform to the Sign Code, KBC 15.40.
