15.30 B-3

BUSINESS DISTRICT

15.30.010 Purpose

The purpose of the B-3 district is primarily to accommodate retail establishments and office uses providing personal services to the general public, and designed to benefit the public interest, promote and protect the public health, safety, morals and general welfare.

15.30.020 Permitted Uses

The following are the permitted uses in the B-3 district:

  1. One-family dwellings;
  2. Townhouses and condominiums;
  3. Noncommercial recreational facilities(7997), such as, clubhouse, swimming pool and tennis court.

15.30.030 Required Buffers

Where the B-3 district abuts a lot in a residential district or land occupied by a residential use permitted by this chapter a buffer zone of fifteen (15) feet will be required.

15.30.040 Parking

Parking shall be as required in KBC 15.36.170 through KBC 15.36.220; provided that off-street parking for residential uses shall only be allowed in the front yard/setback.

15.30.050 Signs

The regulations and requirements for signs in this district shall conform to the Sign Code, KBC 15.40.

15.30.060 Yards/Setbacks

The following are the setbacks and yard requirements in the B-3 district:

  1. Minimum required yard/setback from a major thoroughfare shall be twenty (20) feet;
  2. Minimum required yard/setback from a minor thoroughfare shall be twenty (20) feet;
  3. Minimum required side yard/setback shall be five (5) feet;
  4. Minimum required rear yard/setback shall be ten (10) feet;
