§ 11

“MH” MOBILE HOME DISTRICT.

A. 
PURPOSE
The “MH” District is intended to provide for quality mobile home park subdivision development and trailer park development containing many of the characteristics and atmosphere of a conventional type single family residential subdivision.
B. 
PERMITTED USES
The uses permitted in the “MH” District include those listed in the “Schedule of Uses” found in Section 18 hereof.
C. 
AREA; YARD; HEIGHT; LOT COVERAGE; BUILDING SIZE AND PARKING REQUIREMENTS
The requirements regulating the minimum lot size, minimum yard sizes (front, side and rear), maximum building height, maximum percent of lot coverage by buildings and the minimum size of buildings and parking requirements, as pertains to this district, shall conform with the provisions of the “Schedule of District Regulations” found in Section 4-D and any other applicable regulations as herein provided.
D. 
SCREENING REQUIREMENTS
(1) 
Except as otherwise provided, a solid fence, wall or hedge must be erected, placed, grown and maintained along a boundary line of any mobile home residential district when adjacent to any single family, two-family, multifamily or nonresidential use or district. Such fence, wall or hedge shall not be less than six feet (6') in height nor greater than eight feet (8') in height. However, no fence, wall or hedge on a corner lot shall have a height in conflict with the regulations governing visibility at intersections as prescribed in Section 4-C(6) of these regulations.
(2) 
Additionally, any parking lot, playground, ballfield, tennis court or swimming pool, when adjacent to any nonresidential use or district, shall be suitably screened from view with a fence, wall or hedge of at least three and one-half feet (3-1/2') in height.
(3) 
No fence or wall shall be erected or placed in any dedicated easement or right-of-way because it would interfere with the installation or maintenance of any public utility line, service, thoroughfare or drainageway.
(4) 
Garbage, refuse, and trash collection/storage areas in any mobile home park district shall be enclosed on at least three (3) sides by a dense screening element to adequately screen such area from view of the surrounding area.
E. 
PARKING REQUIREMENTS
Off-street parking requirements shall be in accordance with the parking schedule found in Section 23 hereof. No covered parking is specifically required, however, carports and garages are encouraged.
