§ Z-300 ZONING DISTRICTS.

A.
For the purposes of this Ordinance, the City of Lambertville is hereby divided into the following zoning districts:

B.
The Lambertville Historic District shall be coterminous with the boundaries and area of the Central Business District, the C-2 Service Commercial, and the C-3 General Commercial as depicted on the Zoning Map in accordance with the provisions of § 301.
§ Z-301 ZONING MAP.

The boundaries of these districts are hereby established as shown on the map entitled "Zoning Map of the City of Lambertville," dated May 14, 2021, and as it may be amended pursuant to law[1].

B.
Zoning Map Amendments.
1.
Properties Fronting Bridge and Ferry Streets That Are Split Zoned Lots.
An Ordinance to Amend Zone Line Change and the Zoning Map of the City of Lambertville for Properties fronting Bridge and Ferry Streets that are Split Zoned Lots
WHEREAS, the Planning Board members and board professionals reviewed the application submitted by the Bridge Street Foundation for 57 Bridge Street, block 1042, lot 28 at their December 4, 2014 regularly scheduled session, and
WHEREAS, the Planning Board members and board professionals determined the rezoning of the rear portion of the property currently located in the Residential 2 Zone to the Central Business District to be consistent with the property's frontage on Bridge Street, and
WHEREAS, the Planning Board members have recommended the Governing Body approve the revision of the zoning map to rezone the rear portion of the property currently located in the Residential 2 Zone to the Central Business District, and
WHEREAS, Planning Board members would also like the Governing Body to approve revisions to the zoning map to be consistent with the zoning of properties that are split zoned fronting either Bridge Street or Ferry Street, and
WHEREAS, the Planning Board members have recommended the properties fronting Bridge Street be rezoned to the Central Business District and the properties fronting Ferry Street be rezoned to the Residential 2 Zone, and
WHEREAS, the Planning Board members and board professionals determined the rezoning of block 1042, lots 24 and 26, which front both Bridge Street and Ferry Street, by the location of the Principal Building/Use on the property, and
WHEREAS, the Planning Board members and board professionals recommended the properties in question be rezoned as follows:[2]

Overlay Zones: An Ordinance to Amend the Zoning Map of the City of Lambertville to repeal the Residential Option 2 Overlay District and create two Inclusionary Overlay Zones that create realistic opportunities for housing that is affordable to very-low-, low-, and moderate-income households.

Lambertville High School Redevelopment Area: An Ordinance to Amend the Zoning Map of the City of Lambertville to create the Lambertville High School Redevelopment Area that creates a realistic opportunity for housing that is affordable to very-low, low-, and moderate-income households.[3]

Strumfels Rezoning: An Ordinance to Rezone Block 1005, Lots 25 and 26 from the C-3 District to the R-2 District.

Police Station Redevelopment Zone: An Ordinance to Amend the Zoning Map of the City of Lambertville to create the Police Station Redevelopment Area that creates a realistic opportunity for housing that is affordable to very-low-, low-, and moderate-income households. The Police Station Redevelopment Zone contains Block 1003, Lot 3.

Vaughn Rezoning: An Ordinance to rezone Block 1042, Lots 25 and 26 to remove the split zoning on both lots such that Lot 25, in its entirety, will within the CBD zone and Lot 26, in its entirety, will be within the R-2 zone.
§ Z-302 INTERPRETATION OF BOUNDARIES.
District boundary lines are intended to follow street center lines, water courses and lot or property lines as they exist at the time of enactment of this Ordinance unless otherwise indicated by dimensions on the Zoning Map. The exact location of any disputed district boundary line shall be determined by the Board of Adjustment.
§ Z-303 VACATION OF STREETS OR OTHER PUBLIC WAYS.
Where a vacated street is bounded on either side by different districts, the former center line of the vacated right-of-way shall be considered the new district line.
