ARTICLE XIV

R-2 Low Density District

§ 184-103 Intent.

It is the specific intent of this article to:
A. 
Provide flexible dimensional standards linked to the provisions of public, common or on-site sewer facilities.
B. 
Encourage flexible and creative development standards, in order to preserve open space, protect natural resources and reduce the costs of provision of centralized sewer/water service and of road construction.

§ 184-104 Permitted uses.

On any lot in the R-2 District, any one of the following uses, and no other, is permitted:
A. 
Agricultural uses and farm buildings (with the exception of pig farms or piggeries) according to the development standards of § 184-71A(4) herein, meeting the requirements of § 184-71A(4).

B. 
Single-family detached dwellings.
C. 
Accessory uses on the same lot with and customarily incidental to the principal use, as specified in § 184-71 herein, and according to the development standards of § 184-106 herein.
D. 
Home occupations as specified in § 184-72 herein.
E. 
Public or private noncommercial open space, parks, playgrounds, tot-lots and similar recreational facilities, if ancillary to residential development.
F. 
Municipal parks, playgrounds and other such municipal buildings and uses deemed appropriate and necessary by the Township Supervisors.

§ 184-105 Conditional uses.

On any lot in the R-2 District, any one of those conditional uses permitted in the R-1 District may be permitted as a conditional use by the Board of Supervisors, according to the standards of § 184-68 herein and § 184-100 herein.

§ 184-106 Development standards.

Development standards shall be as follows:
A. 
For residential dwellings serviced by either public water or public sewer. (Any tract or lot served by both private on-site water and on-site sewage disposal shall meet the requirements of the R-1 District.)

1 Any lot of at least three acres that is held in single and separate ownership at the time this chapter becomes effective may be subdivided into two building lots, in compliance with all the other development standards of this article.
2 For traditional lotting or lot averaging, all or a portion of the ten-percent open space requirement may be waived by the Board of Supervisors, based on the recommendation of the Planning Commission and the Township's Open Space and Recreation Plan.
