Commercial Mixed-Use District Regulations
§ 4.4.1 General descriptions.
A.
B-1, Downtown Mixed Use. The B-1 District encourages the development of gridded street patterns and reduced setbacks with a mix of residential and neighborhood commercial uses within the existing block structure of the downtown and historic square area. This district is designed to provide complete, compact, and connected neighborhoods. This district shall have higher standards for rehabilitation of existing buildings, and facade design for new structures in order to preserve the quality of the historic square area.
B.
B-2, Highway Mixed Use. The B-2 District is designed to accommodate commercial development and higher-density housing with access to major traffic arteries. Setbacks and orientation of buildings differ from B-1 to account for the larger volume of traffic found in these areas. This district is designed to have the highest density of multifamily residential developments along with a mix of commercial uses.
§ 4.4.2 Permitted uses and conditional uses.
Permitted uses are marked with a "P" in the Unified Use Table set forth in Division 4.8. Conditional uses, subject to conditional use permit approval, are marked with a "C" in the Table of Uses. Expressly prohibited uses are marked with a "NP."
§ 4.4.3 Special prohibited uses.
A.
Accessory structures, as defined in this code, shall not be permitted in the front yards. Any yard adjoining a street may be considered a front yard, as defined by this code.
§ 4.4.4 Yard, size, and area requirements.
Yard, size, and area requirements for this district are set forth in Division 4.9.
§ 4.4.5 Signs.
Sign regulations for this district are set forth in Division 4.15.
§ 4.4.6 Parking.
The parking regulations for this district are set forth in Division 4.16. Off-street shall not be required in the B-1 District. Where off-street parking is provided within B-1, the provisions of Division 4.16 shall apply, excluding the provisions of § 4.16.5.
