SPECIFIC REQUIREMENTS FOR COMMERCIAL DISTRICTS

RECAPITULATION—RESIDENTIAL DEVELOPMENT TYPES
Note 1: Irregularly shaped lots shall have a width at the front building line of not less than 70% of the required lot width.
Note 2: Roof eaves or any other portion of a building closest to the property line must be a minimum of five feet from the property line, except for patio home and townhouse residential development types, and except for the PI and commercial zoning districts, where certain building walls are allowed to be along the property line in accordance with the applicable building and fire codes. Exterior building walls allowed along a property line, and not abutting another exterior building wall on the adjacent lot, shall require the dedication of a minimum five-foot wide private access easement on the adjacent lot along and contiguous to the length of the building wall for the purpose of constructing and maintaining the wall, except where said property line is also a street right-of-way line.
Note 3: Off-street parking for more than 5 vehicles, including ingress and egress shall be approved by the zoning administrator prior to issuance of a building permit.
Note 4: The number of dwelling units allowed; by dividing the total land area by the required minimum lot area for the development type.
Note 5: When height exceeds 2 stories the side and rear setback shall be increased 10 ft. for each additional story when adjoining any R district.
Note 6: When drive-through capability is not provided for service vehicles the rear building setback shall be 35 ft. minimum with a 20 ft. setback on one side.
Note 7: Drive-through and driveway facilities shall not be included as parking areas.
Note 8: Will be no less than that required for appropriate equivalent structure type and use as specified for other districts.
Note 9: These requirements are only for manufactured homes or site-built single-family dwellings on residential lots. Manufactured home parks shall comply with the provisions of chapter 34, City Code.
Note 10: On a lot that is not a corner lot where there are existing dwellings on at least three separate lots on the same side of the street in the same block, and where the average setback of all dwellings on the same side of the street in the same block is less than the minimum specified, the street setback may be reduced to that average for the construction or alteration of additional dwellings.
