Establishment of Districts

§ 170-14 Classes of districts.

The Township zoning districts are as follows:

§ 170-15 Zoning Map. [1]

A. 
The Township is hereby divided into districts, as shown on the Zoning Map, which, together with all explanatory matter thereon, is hereby adopted by reference and declared to be part of this chapter, together with all future notations, references, and amendments. The currently effective Zoning Map shall be identified by the signatures of the Board of Supervisors, attested to by the Secretary, bearing the following words: "This is to certify that this Zoning Map supersedes and replaces the Zoning Map adopted in 1971 as part of the Zoning Ordinance," and kept on file with the Secretary. If, in accordance with the provisions of this chapter and the Pennsylvania Municipalities Planning Code,[2] as amended, changes are made in district boundaries or other matters portrayed on the Zoning Map, such change shall be entered on the Zoning Map promptly after the amendment has been approved by the Board of Supervisors.

B. 
No changes of any nature shall be made in the Zoning Map or matter shown thereon except in conformity with the procedures set forth in this chapter or any state law, if applicable. All changes shall be noted on the Zoning Map by date with a brief description of the nature of the change.
C. 
The Zoning Map shall be the final authority as to the current zoning status of land and water areas in the Township.

§ 170-16 District boundary lines.

A. 
The district boundary lines shall be as shown on the Zoning Map. District boundary lines are, unless otherwise indicated, either the center lines of waterways, existing lot lines, the corporate boundary of the Township, or as dimensioned on the Map. Where the boundaries of a single district are indicated as including directly opposite sides of a street, road, stream, or other waterways, or right-of-way of a power line, railroad, or other public utility or any portion of its length, the district so indicated shall be construed to apply to the entire bed of such street, road, stream or other waterway, or right-of-way of such power line, railroad or other public utility lying within such portion of its length. Where uncertainty exists as to the location of any said boundaries as shown on the Zoning Map, the following rules shall apply:
(1) 
Where a district boundary is indicated as approximately following the center lines of a street, road, waterway, or right-of-way, such center line shall be construed to be such boundary.
(2) 
Where a district boundary is indicated as approximately following a lot or other property line, such lot or property lines shall be construed to be such boundary.
(3) 
Where a district boundary divides a lot or runs through undivided property, the location of such boundary, unless otherwise specified by figures on the Zoning Map, shall be determined by the use of the scale appearing on the said Map.
(4) 
Where figures are shown on the Zoning Map between a street and a district boundary, they shall indicate that the district boundary runs parallel to the street line at a distance therefrom equivalent to the number of feet so indicated, unless otherwise specified. Where scale distances do not agree with such figures, the figures shall control.
B. 
In case of uncertainty or disagreement concerning the exact location of the boundary line, the determination of the Zoning Hearing Board as provided in Article XXII shall prevail.
