Scope and purpose. The provisions of this section apply to the Residential (R) Zone. The purpose of the Residential (R) Zone is to preserve residential neighborhoods, to prevent overcrowding of the land, and to encourage the development of low-density areas, which are best suited for residential purposes.
Uses. Permitted and conditional uses in the Residential Zone are identified in section 117-51, land use table. Permitted and conditional uses shall be primarily oriented toward residential purposes.
Height regulations. Any building or structure or portion thereof hereafter erected shall not exceed 2.5 stories or 35 feet in height.
Setback and lot line requirements. The following are setback and lot line requirements in the Residential Zone:
Minimum lot width. 100 feet; corner lots 150 feet.
Front yard. No building or structure shall be erected nearer than 30 feet from the right-of-way line of the street. Notwithstanding the setback set forth in this subsection, if the property abuts a major or minor arterial roadway, the setback shall be no less than 60 feet.
Side yard. No building shall be erected closer than 7.5 feet to any side property line, except corner lots shall maintain a 30-foot side yard adjacent to the street which intersects the street upon which the building fronts.
Rear yard. There shall be a rear yard having a depth of not less than 20 feet.
Area/density requirements.
There is no minimum lot size, but overall average development density shall be no greater than 2 dwelling units per acre.
Not more than 60 percent of the lot area may be covered by buildings or structures.
Accessory uses. Accessory uses are permitted. Such uses shall be limited to 16 feet in height and shall not encroach upon the front or side yards.
Access to county roads. All access to county or state roads shall follow all access policies and ordinances as set by the county. Multiple accesses will be discouraged and shared access will be encouraged under these policies.
