Sec 117-50

Access To Residential Or Commercial Buildings

For the purpose of ensuring orderly development and to provide adequate access for firefighting equipment and other services to all buildings, no residence or commercial building shall be erected or moved onto any lot, tract or parcel of land in any use designation provided for under this chapter unless said lot, tract or parcel of land has either:

  1. 30 feet of frontage on a public right-of-way, has reasonable access for vehicular traffic and has been legally subdivided; or
  2. Is connected to a public right-of-way by a deeded easement where, in the opinion of the commission, the easement conforms to the following conditions:
    1. Minimum width of 20 feet;
    2. Minimum turnaround radius of 50 feet;
    3. Maximum grade of 10 percent;
    4. Serves land which otherwise would have no access to a public road; or
    5. Compacted gravel is not required for these rights-of-way.
