GENERAL INDUSTRIAL

DISTRICT I

§ 156.170 PURPOSE.

   This district is intended vide for efficient and functional operation of heavy commercial, manufacturing, processing and other industrial uses in appropriate locations. Industrial uses which produce noise, smoke, dirt, vibration, glare or similarly obtrusive nuisances shall be regulated to minimize the impact on the public health and safety. These activities generally require reasonable access to major transportation facilities, need extensive open storage and service areas and generate heavy traffic. To help assure efficiency and function of industrial uses, protection from incompatible residential and commercial uses is necessary.

§ 156.171 PERMITTED USES.

   (A)   Agricultural products processing, storage, loading;
   (B)   Automobile, truck, farm machinery, heavy equipment repair;
   (C)   Cement, concrete and paving products, including mixing plants;
   (D)   Fabrication or assembly of products from prestructured materials or compounds;
   (E)   Freight terminals truck or rail;
   (F)   Industrial laboratories;
   (G)   Manufacturing or processing:
      (1)   Products from organic material, chemicals, glass, metal, minerals, stones or earth; and
      (2)   Foodstuffs, textiles, electrical components, wood, leather, paper or plastic.
   (H)   Railroads, all uses associated with operations of;
   (I)   Signs - billboards;
   (J)   Storage yards;
   (K)   Utilities;
   (L)   Warehousing; and
   (M)   Welding or sheet metal shops.

§ 156.172 CONDITIONAL USES.

   (A)   The following uses must comply with the additional conditions specified below.
   (B)   Approval of these conditional uses must be obtained from the Zoning Commission under the procedures of §§ 156.235 through 156.237 of this chapter.

A solid fence at least 8 feet high must enclose the use, or a screen of evergreen shrubs or trees at least 8 feet high at maturity must be planted. The fence or screen must be maintained
Bulk storage of flammable liquids or gases, aboveground
All uses must be set back at least 300 feet from all lot lines
All uses shall conform with the provisions set forth in § 150.003 of this code of ordinances
Meat packing plants, rendering plants, slaughterhouses
Any building or structure used to retain animals or process animal products must be at least 300 feet from a residential district or institutional use

§ 156.173 ACCESSORY AND TEMPORARY USES.

   (A)   Accommodations for caretakers, watchmen and custodians;
   (B)   Outdoor storage of merchandise or inventory;
   (C)   Sale of Christmas trees, baked goods, clothes or like products where no permanent structure is erected;
   (D)   Temporary buildings or other structures for and during construction and grading; and
   (E)   Use of open land for meetings, circuses or carnivals.

§ 156.174 LOT AREA.

   (A)   Where public water and sewer service is available, no minimum lot size is required.
   (B)   Where Department of Health and Environmental Sciences approval is required, that agency shall determine the lot size.
   (C)   Where neither of the above conditions applies, the minimum lot size shall be one acre.

§ 156.175 YARD REQUIREMENTS.

   (A)   Front yard. A 50-foot yard must be provided along any street frontage.
   (B)   Side yard. Side yards abutting interior lot lines must be at least 25 feet.
   (C)   Rear yard. Rear yards must be at least 20 feet.

§ 156.176 HEIGHT REQUIREMENTS.

   There is no height requirement.

§ 156.177 OFF-STREET PARKING AND LOADING.

   (A)   Off-street parking facilities must comply with the provisions of § 156.220 of this chapter.
   (B)   Off-street loading areas must comply with the provisions of § 156.221 of this chapter.

§ 156.178 ACCESS POINTS ONTO PUBLIC ROADS.

   (A)   Approaches onto public roads and highways shall be at least 32 feet wide.
   (B)   Approaches onto public roads and highways shall have a grade of 6% or less.
   (C)   Approaches onto public roads or highways shall be at least 125 feet apart. Centerline of approaches from properties on opposite sides of a public road shall be aligned at the same point on the public roads.

§ 156.179 GRADING AND DRAINAGE.

   (A)   The site shall be graded and appropriate drainage facilities installed to remove surface run-off waters in a manner that will not affect adjacent or nearby properties, rivers or public roads.
   (B)   Culverts, curbs, gutters, ditches, swales and other drainage facilities shall be installed to assure that approaches, parking areas and other traffic facilities do not obstruct drainage facilities or adversely affect public road and traffic facilities.
   (C)   Culverts and bridges shall be large enough to accommodate potential runoff from upstream drainage areas.
   (D)   Curbs and gutters or swales shall be required according to the character of the area, density of development and nature of adjoining properties and public streets.
