- DISTRICTS AND DISTRICT MAPS
For the purpose of this chapter, in regulating the use of land, water, and buildings, and height, bulk, density, and open space, the City of Manassas Park is hereby divided into the following districts:

For the purpose of reference hereafter in this chapter, unless specifically provided to the contrary, the term "residential district" shall include all agricultural, single-family and multiple-family districts.
Such land and the district classification thereof shall be as shown on the map or maps designated as the "Zoning District Map of the City of Manassas Park, Virginia," dated and signed by the mayor of the city and attested by the city clerk upon adoption. This zoning district map or maps, and all notations, dimensions, references, and symbols shown thereon, pertaining to such districts shall be as much a part of this chapter as if fully described herein and shall be filed as part of this chapter by the city clerk.
The zoning district map shall be made available to the public. Any person desiring a copy of any sheet of the zoning district map shall pay the amount established by the fee schedule. Information copies of the zoning map shall be made available for inspection at the office of the zoning administrator and other locations as may be necessary or convenient. These maps shall be revised to show changes in zoning district boundaries as officially approved. New streets, highways, subdivisions, major governmental installations, public lands, and other major features shall be shown.

Where there is any uncertainty, contradiction, or conflict as to the intended location of any zoning district boundary as shown thereon, the zoning administrator shall make an interpretation of said map upon request of any person. any person aggrieved by any such interpretation may appeal such interpretation to the board of zoning appeals as provided in article IX. The zoning administrator and the board of zoning appeals, in interpreting the zoning map or deciding any appeal, shall apply the following standards:
(1)
Zoning district boundary lines are intended to follow lot lines, or be parallel or perpendicular thereto, or along the center lines of alleys, rights-of-way or water courses, unless such boundary lines are fixed by dimensions shown on the zoning map.
(2)
Where zoning district boundary lines are so indicated that they approximately follow lot lines or city limit lines, such lot lines or city limit lines shall be construed to be the district boundary lines.
(3)
In cases where district boundaries do not coincide or approximately coincide with street lines, alley lines or lot lines, and no dimensions are shown, the location of such district boundary lines shall be determined by the use of the map scale shown thereon.
Any area annexed to the City of Manassas Park shall, immediately upon such annexation, be automatically classified as an A-1 Agricultural District, until a zoning map for said area has been adopted by the city council.
