ZONING DISTRICTS AND MAP

11-5-1: DISTRICTS ESTABLISHED:

For the purposes of this title, the city is divided into the following districts:
R-A
Rural-agricultural district
R-1
Single-family residential district
R-2
General residential district
M-H
Mobile home district
C-1
General commercial district
C-2
Highway commercial district
I
Industrial district
FPO
Floodplain overlay district
APO
Airport overlay district
PUD
Planned unit development district

11-5-2: BOUNDARIES OF DISTRICTS:

The boundaries of the zoning districts are established on two (2) corresponding maps entitled "Zone District Map, City Of Marion, Illinois" (part 1 and part 2), which are part of this title. District boundary lines follow lot lines, centerlines of streets and alleys, railroad rights of way, and other similar features. Questions concerning the exact location of the district boundaries shall be determined by the zoning board of appeals. In accordance with Illinois state law, if any changes are made in the zoning districts or regulations during a calendar year, the city shall publish the revised official zoning map no later than March 31 of the following year. 11-5-3: ZONING OF ANNEXED LAND; PREZONING:

   A.   Any territory annexed to the city is, upon such annexation, automatically zoned R-A rural-agricultural, until otherwise zoned.
   B.   Property owners seeking to have their property annexed to the city may petition the city council to prezone such territory. In assigning a zone district designation to the subject territory, any zone classification or combination of classifications may be utilized so long as said classifications do not constitute a land use conflict in the opinion of the city council. The city council may seek the advisory opinion of the zoning board of appeals on prezoning issues. The requirements of section 11-4-1 of this title apply to prezoning procedures.
