CHAPTER 9

I INDUSTRIAL DISTRICT

11-9-1: PERMITTED USES:

Assembly, manufacturing, or processing of any commodity from semifinished materials, provided explosives, flammable gases or liquids, or live animals are not involved.
Full service recycling facility with automatic shredder.
Governmental uses.
Research and development facilities not involving explosives, flammable gases or liquids, or live animals.
Service stations (exception: Only by special use permit when affected by the airport overlay district).
Transportation facilities.
Warehousing or wholesaling of goods except explosives, flammable gases or liquids, or live animals. (Ord. 1148, 4-27-1987, eff. 6-1-1987; amd. Ord. 2094, 7-17-2006)

11-9-2: SPECIAL USES:

Assembly, manufacturing, processing, warehousing, or wholesaling involving explosives, flammable gases or liquids, or live animals.
Automobile dismantling but only in accordance with the following conditions:
   A.   No part of any automobile dismantling operation, which includes any lot on which three (3) or more inoperable vehicles are stored, shall be closer than five hundred feet (500') to the boundary of any residential district.
   B.   All vehicles, parts, and equipment shall be stored within a completely enclosed structure or within an area screened by a wall or solid fence at least ten feet (10') high or of a sufficient height greater than ten feet (10') to screen the view from adjacent property.
Research and development facilities involving explosives, flammable gases or liquids, or live animals. (Ord. 1148, 4-27-1987, eff. 6-1-1987)

11-9-3: SITE AND STRUCTURE REQUIREMENTS:

   A.   Minimum lot area: Ten thousand (10,000) square feet.
   B.   Height of main building: Sixty feet (60').
   C.   Minimum yards and setbacks:
      1.   Front: Ten percent (10%) of the lot width or depth, whichever is greater.
      2.   Side: None, except ten feet (10') when adjacent to any other zone district. The city fire department must verify that access to all points of the structure is possible if less than five feet (5') is proposed. The city engineer must verify that intersection sightlines will not be obstructed on corner or through lots and will establish necessary setbacks in that regard.
      3.   Rear: Same as side yard. (Ord. 1148, 4-27-1987, eff. 6-1-1987)
   D.   Minimum lot width: As provided in section 11-4-4 of this title. (Ord. 1148, 4-27-1987, eff. 6-1-1987; amd. 2013 Code)
   E.   Maximum lot coverage: Fifty percent (50%). (Ord. 1148, 4-27-1987, eff. 6-1-1987)

11-9-4: NUISANCE CONDITIONS PROHIBITED:

No production, processing, cleaning, servicing, testing, repair, sale, or storage of goods, materials, or equipment shall unreasonably interfere with the use, occupancy, or enjoyment of neighboring properties or the community as a whole. Unreasonable interferences include, but are not limited to, excessive traffic congestion, loud or shrill noises, excessive emission of smoke, emission of toxic gases, excessive glare, and noxious odors.
