Build-to zone: average of buildings on either side with a maximum of 20 feet.
Side street facade: zero feet minimum/20 feet maximum.
Front facade: minimum of 70% width of the development area.
Corner properties. Both street-facing facades of corner properties must be built within the build-to zone a minimum of the first 30 feet from the corner, measured parallel to the applicable street.
Side: principal structure: zero feet or 10 feet when adjacent to a residential district.
Rear: principal structure: 15 feet or 20 feet when adjacent to a residential district.
Principal building: two-story minimum/48 feet maximum. The second story is not required to be occupiable space. A false second floor may be permitted at the discretion of the Village Board and shall be a minimum of nine feet in height.
Fourth story stepback. All fourth stories shall be stepped back a minimum of 10 feet from the front facade of the building.
Ground floor elevation: one foot maximum above sidewalk.
Ground floor ceiling: 15 feet maximum.
Upper floor(s) ceiling: nine feet minimum.

Figure 21. Stormwater retention. Use of creative stormwater retention designs can allow for landscaped areas to absorb rainwater locally and filter it without it having to be piped underground, where it can pollute the local waterways. This design has a lowered curb edge which allows the rainwater to flow down into the lowered planting bed where it can be absorbed by the ground and provides water for the plants.
