Yard Regulations

§ 310-151 Yards to be unobstructed; exceptions.

Required yards shall be open to the sky and unobstructed, except that parapets, windowsills, door posts, rainwater leaders and similar ornamental or structural fixtures may project up to one foot into such yards.

§ 310-152 Objects projecting into required yards.

Canopies, eaves, bay windows, chimneys, and air-conditioning equipment may project up to five feet into any required or preexisting nonconforming yard area. Porticos and/or cornices over landings and other pedestrianways leading into a detached single-family residential dwelling in an SF District may project up to five feet in a permitted or preexisting nonconforming yard area.

§ 310-153 Uncovered steps in yard areas.

Uncovered steps may only project up to five feet into a required yard area.

§ 310-154 Measurement of setbacks from proposed rights-of-way.

Where any lot abuts a street right-of-way which is proposed to be widened as indicated on the Master Plan or Official Map of Mine Hill Township, or Master Plan of Morris County, or by the State of New Jersey, all setbacks shall be measured from the proposed right-of-way.
