R-200 ONE-FAMILY

RESIDENTIAL DISTRICT

§ 152.105 PERMITTED USES.

   All uses permitted in R-R Rural Residential District are permitted in the R-200 One-Family Residential District.

§ 152.106 PROHIBITED USES.

   All uses prohibited in the R-R Rural Residential District are prohibited in the R-200 One-Family Residential District.

§ 152.107 HEIGHT AND AREA.

   The following height and area regulations shall apply in the R-200 One-Family Residential District.
   (A)   Height. No building shall exceed a maximum of two and one-half stories or 35 feet in height, whichever is the lesser.
   (B)   Front yard. There shall be a front yard of not less than 40 feet.
   (C)   Side yard. 
      (1)   There shall be two side yards totalling at least 80 feet and no side yard shall be less than 30 feet; provided, that when a side lot line adjoins a street, a minimum yard of 40 feet is required.
      (2)   For all other types of principal buildings, minimum side yards of 40 feet on each side are required.
   (D)   Rear yard. There shall be a rear yard of at least 40 feet.
   (E)   Lot area. There shall be a lot area of at least 60,000 square feet.
   (F)   Lot width. The minimum lot width at the setback line shall be 200 feet.
   (G)   Floor area. 
      (1)   There shall be a minimum floor area of 1,200 square feet.
      (2)   Dwellings having more than one story shall have a ground floor area of at least 800 square feet.
