Sec. 4-4

General district provisions.

(a)

Categories of districts. The following zoning classifications are in effect within the city.

(1)

Residential districts.

a.

R-1, Single-family residential district

b.

R-2, Single- and two-family residential district

c.

R-3, Medium density residential district

d.

R-4, High density residential district

e.

R-5, Senior citizen residential district

f.

R-B, Residential/business district

(2)

Business districts.

a.

LB, Limited neighborhood business district

b.

CB, Community business district

(3)

Industrial districts.

a.

I, Industrial district

b.

B-W, Business/warehouse district

(4)

Special districts.

a.

PUD, Planned unit development district

b.

FP, Floodplain district

c.

S, Shoreland permit overlay district

d.

CC, City center district

e.

GPO, Governmental, park and open space district

(b)

Zoning map. The location and boundaries of the districts established by this Code are hereby set forth on the zoning map entitled "Zoning Map of New Hope." Said map shall be on file with the city clerk, and hereinafter referred to as the "zoning map." The zoning map with all notations, references and other information shown thereon shall have the same force and effect as if fully set forth herein and thereby made a part of this Code by reference.

(c)

Zoning district boundaries. Zoning district boundary lines of this Code follow government survey, auditor's subdivision, platted lot lines, the center line of street or railroad tracks, the center of water courses or the corporate limit lines, all as they exist upon the effective date of this Code, or as this Code is amended.

(1)

Determination of location. Questions of doubt concerning the exact location of a zoning district boundary line shall be heard and determined by the board of appeals and adjustments.

(2)

Effect of vacation. When any street, alley or other public right-of-way is vacated by official action of the city, the boundary of the zoning district abutting the center line of the alley, street or other public right-of-way shall not be affected by such vacation.
