CHAPTER 6

RESIDENCE B ZONE

11-6-1: USE REGULATIONS:

The following uses shall be permitted in the Residence B Zone:
Any use permitted in the Residence A Zone.
Two-family dwelling structures.
Conditional uses, subject to the following uses of land or structures, or both, may be permitted within any "use district" subject to specific provisions of this title:
Airport, landing field or landing strip.
Bed and breakfast; provided, however, any bed and breakfast allowed under this section shall be limited as follows: a) there shall be no more than eight (8) rooms dedicated as guest rooms; b) there shall be no more than fifteen (15) people in the facility as guests at the same time; c) signs shall not exceed three feet by two feet (3' x 2'); d) signs shall not create a sight restriction on any street; e) any facility shall retain its residential appearance; f) adequate parking facilities shall be provided and neighbors' street parking shall not be impinged upon; g) the commission or the Council may impose any conditions which would protect surrounding residential uses.
Bus terminals, railroad passenger station or any other transportation terminal facilities.
Cemeteries, crematories or mausoleums.
Churches and accessory buildings used for religious teaching.
Extraction of gravel, sand or other raw materials.
Golf courses, public or private.
Home occupations.
Hospitals or sanitariums.
Institutions for the care of the insane or feeble-minded.
Mobile home.
Municipal or privately owned recreation buildings or a community center.
Nursery schools, day nurseries and child care centers, provided there is a minimum of one hundred (100) square feet of outdoor play area for each child to be cared for, and that the play area is fenced or screened from any adjoining lot in any residence zone with planting.
Parking area, public.
Police stations, fire stations or place for storage of Municipal equipment.
Public administration building, auditorium, gymnasium or any other publicly owned structure.
Public or private park or playground.
Public utility facilities, filtration plant or pumping station, heat or power plant, transformer station and other similar facilities.
Radio and television antenna towers, commercial.
Railroad right-of-way.
Schools, public or private.

11-6-2: HEIGHT:

No building shall be erected or enlarged in the Residence B Zone to exceed a height of two and one-half (21/2) stories, nor shall it exceed thirty five feet (35') in height. (Ord., 5-7-1984)

11-6-3: AREAS:

No building shall be erected nor shall any existing structure, be enlarged or altered in the Residence B Zone unless the following yards and lot areas are provided and maintained in connection with such building, structure or enlargement:
   (A)   Front Yard: Twenty five feet (25').
   (B)   Side Yard: Eight feet (8').
   (C)   Rear Yard: Twenty feet (20').
   (D)   Lot Area: Every dwelling erected or structurally altered to accommodate two-family dwelling units shall be on a lot having a width at the established building line of not less than sixty feet (60') and an area per dwelling unit of not less than three thousand seven hundred fifty feet (3,750'). One-family dwellings may be erected or structurally altered on lots having an area of not less than five thousand (5,000) square feet and a width at the established building line of not less than fifty feet (50').
   (E)   Accessory Buildings: Accessory buildings shall not encroach upon the front yard. They may encroach upon the side yards; provided, no buildings are closer to the lot lines than five feet (5'), as required by the International Residential Code.
   (F)   Corner Lots: On corner lots the exterior side yard shall be twenty five feet (25'), the same as the front setback. The rear setback shall be eight feet (8'), the same as the interior side setback. (Ord. 368, 2-5-2018)

11-6-4: DWELLING STANDARDS:

   (A)   Each family dwelling unit in two-family structures erected, converted or reconstructed in any Residence B Zone shall have a total ground floor area of not less than six hundred fifty (650) square feet measured from the outside of the exterior walls, including utility rooms but excluding cellars, basements, open porches, garages and other spaces that are not used frequently or during extended periods for living, sleeping or eating purposes, except that rooms intended for such purposes which are "roughed in" and are to be completed within a reasonable time may be considered in computing such ground floors areas.
   (B)   Every dwelling of more than one story erected, converted or reconstructed in any Residence B Zone shall have a total floor area, measured from the outside of the exterior walls, of not less than eight hundred fifty (850) square feet including utility rooms, but excluding cellars, basements, open porches, garages and other spaces that are not used frequently or during extended periods for living, sleeping or eating purposes, except that rooms intended for such purposes which are "roughed in" and are to be completed within a reasonable time may be considered in computing such ground floor areas.
