CHAPTER 7

RESIDENCE C ZONE

11-7-1: USE REGULATIONS:

The following uses shall be permitted in the Residence C Zone:
Any use permitted in the Residence A and B Zones.
Multiple dwellings and apartments; boarding or lodging houses.
Nursing or rest homes; clubs, lodges or fraternal organizations when not operated for profit.
Row dwellings containing three (3) or more family units.
Two-family dwelling structures.
Conditional uses, subject to the following uses of land or structures, or both, may be permitted within any "use district" subject to specific provisions of this title.
Airport, landing field or landing strip.
Areas for dumping or disposal of trash or garbage.
Bus terminals, railroad passenger station or any other transportation terminal facilities.
Cemeteries, crematories or mausoleums.
Churches and accessory buildings used for religious teaching.
Extraction of gravel, sand or other raw materials.
Golf courses, public or private.
Home occupations.
Hospitals or sanitariums.
Institutions for the care of the insane or feebleminded.
Mobile home.
Municipal or privately owned recreation buildings or a community center.
Nursery schools, day nurseries and child care centers, provided there is a minimum of one hundred (100) square feet of outdoor play area for each child to be cared for, and that the play area is fenced or screened from any adjoining lot in any residence zone with planting.
Parking area, public.
Police stations, fire stations or place for storage of Municipal equipment.
Public administration building, auditorium, gymnasium or any other publicly owned structure.
Public or private park or playground.
Public utility facilities, filtration plant or pumping station, heat or power plant transformer station and other similar facilities.
Radio and television antenna towers, commercial.
Railroad right-of-way.
Schools, public or private.

11-7-2: HEIGHT:

No building shall hereafter be erected or structurally altered in the Residence C Zone to exceed two and one-half (21/2) stories nor shall it exceed thirty five feet (35') in height. (Ord., 5-7-1984)

11-7-3: AREA:

No building or structure nor the enlargement of any building or structure shall be hereafter erected or maintained in the Residence C Zone unless the following yards or lot areas are provided and maintained in connection with such structures or enlargements:
   (A)   Front Yard: There shall be a front yard of not less than twenty five feet (25').
   (B)   Side Yard:
      1.   On interior lots there shall be a side yard on each side of a main building of not less than eight feet (8').
      2.   On corner lots the exterior side yard shall be twenty five feet (25'), the same as the front setback. The rear setback shall be eight feet (8'), the same as the interior side setback.
   (C)   Rear Yard: There shall be a rear yard of not less than twenty feet (20').
   (D)   Lot Area: Every building erected or structurally altered as a multiple dwelling, apartment or row dwelling of more than two (2) dwelling units shall provide a lot area per dwelling unit of not less than one thousand five hundred (1,500) square feet. No building erected or structurally altered shall have a total lot area of less than six thousand (6,000) square feet, nor a lot width of less than sixty feet (60') except that single-family dwellings may be erected or structurally altered on lots having an area of not less than four thousand (4,000) square feet and a width at the established building line of not less than forty feet (40').
   (E)   Accessory Buildings: All setbacks shall conform to the setback requirements of the International Residential Code. (Ord. 368, 2-5-2018)

11-7-4: DWELLING STANDARDS:

All multiple-family dwelling units erected, converted or reconstructed shall contain not less than three hundred (300) square feet of usable floor area, exclusive of basements, cellars, unfinished attics, open porches and garages. (Ord., 5-7-1984)
