C5 OYSTER POINT BUSINESS/MANUFACTURING DISTRICT REGULATIONS
The purpose of this article is to establish district regulations creating the Oyster Point Business/Manufacturing district which is proposed for a concentration of manufacturing, industrial, institutional, transportation and supporting business uses.

(a)
Principal uses. Uses permitted in this district are set forth in Article IV, section 45-402
(b)
Accessory uses and structures. Generally, accessory uses and structures accessory to principal uses allowed in the district are permitted. However, certain accessory areas may have special requirements or need a special exception because of their impact. See Article V and Article XXXII to determine what special requirements may apply.

Minimum lot area: None.
(b)
Minimum yard setbacks:
(1)
Minimum front yard for all buildings: Thirty (30) feet.
(2)
Minimum side yard for all buildings: Ten (10) feet.
(3)
Minimum rear yard for all buildings: Fifteen (15) feet.
(4)
Special setback: No improvements shall be closer than fifty (50) feet to Jefferson Avenue.
(c)
Maximum height: Forty (40) feet; provided, one (1) foot of additional height is permitted above forty (40) feet for each additional one (1) foot of setback from all required minimum setbacks.

Maximum lot coverage: Fifty (50) percent of lot area.

Off street parking and loading shall be provided in accordance with the provisions of Article XXVIII, section 45-3004 and the landscaping requirements of the site plan ordinance. Loading areas shall be permitted only in side and rear yards and shall be screened by an opaque barrier.

With the approval of the director of planning, outside storage and outside service areas shall be permitted only in the side and rear yards and shall be screened by an opaque barrier.

A traffic impact study shall be filed with the site plan for any new development in this district if it is estimated that all uses in the development would collectively generate more than five thousand (5,000) trips per day, based on the most current ITE Trip Generation Manual.
