R-2, TWO-FAMILY RESIDENTIAL DISTRICT
The two-family residential district is established as a district in which the principal use of land is for single- and two-family dwellings based upon a plan to make the most appropriate use of scattered parcels of land within neighborhoods or on major thoroughfares. The specific intent of this article is to insure that only such residential uses as can be properly designed and built will be allowed in this district so as not to overcrowd the land, cause parking or traffic congestion, or to have injurious effects on adjacent single-family residential property.

In all R-2 districts, no building or land, except as otherwise provided in this ordinance, shall be erected or used except for one or more of the following specified uses:
a.
Any use permitted in the R-1 and R-1 R-1MH, single-family residential district, as enumerated in section 7.02 of this ordinance.
b.
Two-family dwellings.
c.
Off-street/road parking and loading in accordance with the requirements of article VI of this ordinance.
d.
Residential planned unit development, in accordance with the provisions of article X.
e.
Manufactured homes, provided they meet the following requirements:
1.
The manufactured home shall be provided with skirts. Manufactured homes must be compliant with all HUD (Housing and Urban Development) or DCA (Department of Community Affairs) regulations, requirements and certifications.
2.
It shall have a living area of not less than 900 square feet.
3.
It shall be provided with safety tie-downs.

The following uses shall be permitted after special approval of the planning commission and county commission in a two-family residential district:
a.
Professional offices.
b.
Cemeteries.
c.
Private non-commercial recreation areas such as the YMCA, Boys Club, and golf courses.

The following design standards shall apply in two-family residential districts:
1.
Minimum lot area: 22,000 square feet.
2.
Minimum lot width: 150 feet.
3.
Minimum yard setbacks:
a.
Front: 50 feet.
b.
Rear: 30 feet.
c.
Side: Ten feet.
4.
Minimum floor area per dwelling unit: 900 square feet.
5.
Maximum lot coverage: 35 percent.
