ARTICLE IV

District Purposes

§ 425-12 A-1 Agricultural District.

A-1 Agricultural District purpose: The purpose of this district is to preserve agricultural land and to designate those areas within the Township where agricultural activities should be encouraged and only a minimum of other compatible low intensity land uses should be permitted.

§ 425-13 R-1 Rural Residential District.

R-1 Rural Residential District purpose: The purpose of this district is to provide for low-density residential development in suburban and rural areas where public sewer and/or water facilities may not be available and to provide for compatible public, semipublic and accessory uses as conditional uses.

§ 425-14 R-2 Suburban Residential District.

R-2 Suburban Residential District purpose: The purpose of this district is to provide for higher density single-family dwellings in areas which have public water and sewer facilities available; to allow compatible planned residential developments on selected sites; and to authorize compatible public, semipublic; and accessory uses as conditional uses to complement the residential development.

§ 425-15 R-3 Multifamily Residential District.

R-3 Multifamily Residential District purpose: The purpose of this district is to plan for locations that are appropriate for higher density residential development because they are served by transportation, public utilities and services and that are in areas where future development growth is expected to occur.

§ 425-16 B-1 Limited Commercial District.

B-1 Limited Commercial District purpose: The purpose of this district is to provide retail shopping and service facilities of a limited type and size appropriate to smaller properties which do not generate large amounts of traffic and which do not adversely impact neighboring residential uses.

§ 425-17 B-2 General Commercial District.

B-2 General Commercial District purpose: The purpose of this district is to provide for retail and service facilities which serve the needs of the general community and which are located in high-volume traffic corridors to allow convenient access and to minimize the traffic impact on neighborhoods and local roads.

§ 425-18 M-1 Light Industrial District.

M-1 Light Industrial District purpose: The purpose of this district is to provide for light industrial uses in appropriate locations consistent with sound planning and environmental controls.

§ 425-19 Route 136 Mixed-Use Corridor Overlay District.

Route 136 Mixed-Use Corridor Overlay District: The purpose of this district is to provide for the accommodation of commercial uses along this mixed-use key transportation corridor. Permitted land uses in addition to those permitted in the based zoning districts where the 136 Overlay District is located are subject to the additional regulations of the overlay district.
