§ 155.100 CLASSIFICATIONS.

   In order to effectively carry out the provisions of this chapter, the land within the corporate limits of the town shall be divided into the following zoning districts:
   (A)   A, Agricultural District;
   (B)   RR, Rural Residential District; and
   (C)   GC, General Commercial District.

§ 155.101 MAP INCORPORATED.

   Boundaries of each of the said zones are hereby established as described herein or as shown on the map entitled “Zoning Map of Oak City”, which map is on file in the town offices, and all boundaries shown thereon are made by this reference as much a part of this chapter as if fully described and detailed herein.

§ 155.102 RULES FOR INTERPRETATION OF BOUNDARIES.

   (A)   Centerlines of streets. Boundaries indicated as approximately following the centerlines of streets, highways or alleys shall be construed to follow such centerlines.
   (B)   Lot lines. Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines.
   (C)   Town limits. Boundaries indicated as approximately following town limits shall be construed as following such town limits.
   (D)   Centerlines of waters. Boundaries indicated as approximately following the centerlines of streams, rivers, canals, lakes or other bodies of water shall be construed to follow such centerlines.
   (E)   Interpretation by Town Council. In circumstances not covered by divisions (A) through (D) above, the Town Council shall interpret the district boundaries.

§ 155.103 APPLICATION OF REGULATIONS.

   The regulations set by this chapter within each district shall be minimum regulations and shall apply uniformly to each class or kind of structure or land, and particularly, except as hereinafter provided.
   (A)   Conformance. No building, structure or land shall hereafter be used or occupied, and no building or structure or part thereof shall hereafter be erected, constructed, reconstructed, moved or structurally altered, except in conformity with all of the regulations herein specified for the district in which it is located.
   (B)   Buildings or structures. No building or other structure shall hereafter be erected or altered:
      (1)   To exceed the height or bulk;
      (2)   To accommodate or house a greater number of families;
      (3)   To occupy a greater percentage of lot area;
      (4)   To have narrower or smaller rear yards, front yards, side yards or other open spaces than herein required, or in any other manner contrary to the provisions of this chapter.
   (C)   Yards and open spaces. No part of a yard or other open space, or off-street parking or loading space required about or in connection with any building for the purpose of complying with this chapter, shall be included as part of a yard, open space or off-street parking or loading space similarly required for any other building.
   (D)   Reduction of area or dimension. No yard or lot existing at the time of passage of the ordinance codified herein shall be reduced in dimension or area below the minimum requirements set forth herein. Yards or lots created after the effective date hereof shall meet at least the minimum requirements established by this chapter.
   (E)   Territory annexed. All territory which may hereafter be annexed to the town shall be designated at the time of annexation for land use and zoning.
