PARKS

§ 155.130 PURPOSE.

   (A)   The purpose of these regulations is to provide an area where mobile homes can be located within the city limits and to provide a place for low income housing.
   (B)   This unit is intended to allow for mobile homes in a planned environment.
   (C)   All mobile homes shall be located in mobile home parks.

§ 155.131 PERMITTED USES.

   Mobile homes (coaches) single- or double-wide. Residential use only, parking with a storage unit. Visitor parking area. Club house for recreation. Laundry area for park residents and visitors. Swimming pool and spa. Administrative spaces for park use only.

§ 155.134 UTILITIES.

   All utilities will be front lot line. No exceptions. Gas, power, water, phone, sewer and storm drains will all be underground. Gas and power will be in separate trenches with a minimum of a three-foot separation of undisturbed earth, if any utilities share a trench, it will have a two-foot selection side to side.

§ 155.135 REGULATIONS.

   (A)   Fencing. All mobile home parks must have a six-foot cinder block type fence surrounding the entire outside perimeter of the park.
   (B)   Building permit; inspection. All mobile homes must have a building permit and have passed a final inspection before being occupied.
   (C)   Speed limit signs. Must have posted speed limit signs.
   (D)   Speed bumps. May have speed bumps for children safety.
   (E)   Map posted. Must have a lighted posted map on plywood as to locations of streets and lots at entrance to the park.
   (F)   Streets. All streets must be 66 feet wide with sidewalk, curb and gutter, and must have a street sign kept in good repair at all times.
   (G)   Parking on streets prohibited. All streets are to be kept free of any parked autos in case of emergency vehicle.
   (H)   Storm drain system. A storm drain system will be required in order to drain all surface water away from the area so as not to cause flooding of any coach or the area.
   (I)   Lot size. All lots will be the same size whether single or double.
   (J)   Skirting. All coaches will be skirted within, 30 days of being set with cinder block.
   (K)   Parking spaces and storage unit. Each unit must have a two-car parking space with a storage unit.
   (L)   Post lamp. Each unit must have a post lamp with the address number on the post lamp, and the post lamp cannot be less than 70-watt high pressure sodium.
   (M)   Grass area. All units will have to be grassed and kept up with no parking permitted on the grassed area.
   (N)   Sanitation. All units will be required to be trash free.
   (O)   Trash disposal. The park will be required to have one or more large trash bins that are fenced in and are to be picked up by a commercial disposal company.
   (P)   Animal control. Only domestic animals will be permitted. All dogs must be kenneled when not being walked with a leash.
   (Q)   Watchman or similar residence. One permanent residence may be built for the exclusive use of a watchman, caretaker, owner or manager of a mobile home park.
