ARTICLE VII

- AREA, YARD AND HEIGHT REQUIREMENTS

The area, yard and height requirements for each district shall be the same and are hereby fixed and established as hereinafter set forth:

District R-O. Primary use—historic preservation residential; minimum lot area [in] square feet 30,000; maximum building area 30 percent; minimum lot width (feet) 90; minimum front yard (feet) 80; minimum side yard (feet) 15; minimum rear yard (feet) 30; maximum building height (feet) 50.

District R-1. Primary use—ample single-family residential; minimum lot area [in] square feet 12,500; maximum building area 35 percent; minimum lot width (feet) 90; minimum front yard (feet) 35; minimum side yard (feet) 15; minimum rear yard (feet) 25; maximum building height (feet) 35.

District R-1A. Primary use—standard single-family residential; minimum lot area [in] square feet 8,400; maximum building area 40 percent; minimum lot width (feet) 70; minimum front yard (feet) 30; minimum side yard (feet) 10; minimum rear yard (feet) 20; maximum building height (feet) 35.

District R-2. Primary use—standard duplex residential; minimum lot area [in] square feet 7,200, (note A); maximum building area 45 percent; minimum lot width (feet) 60; minimum front yard (feet) 25; minimum side yard (feet) 7; minimum rear yard (feet) 20; maximum building height (feet) 45.

District R-3. Primary use—substandard; minimum lot area [in] square feet 6,000 (note B); maximum building area 45 percent; minimum lot width (feet) (note C); minimum front yard (feet) 25; minimum side yard (feet) 7; minimum rear yard (feet) 20; maximum building height (feet) note D.

District S. Primary use—special use district; minimum lot area [in] square feet 217,800 (5 acres); maximum building area (note I); minimum lot width (feet) (note I); minimum front yard (feet) (note I); minimum side yard (feet) (note I); minimum rear yard (feet) (note I); maximum building height (feet) (note I).

Note:

A- Two-family units, 8,400 square feet lot area, low-rise apartments, 3,500 square feet lot area/unit.

B- Two-family units, 7,200 square feet lot area. Low-rise apartments, 3,000 square feet lot area/unit.

C- Single-family: 60 feet.

Two-family: 70 feet.

Multifamily: 100 feet.

D- Height limitation in these districts shall be fifty (50) feet, except in a C-3 district the height limitation shall be sixty (60) feet.

E- Except where greater setbacks are required in commercial or industrial districts, all requirements relative to front, side and rear yards shall be the same as required in the residential district to which the front, side or rear of property in a C-1, C-2, C-3, C-4 and I-1, I-2 or I-3 district adjoins; no front, side or rear yards shall be required on a side of such property adjacent to a nonresidential district. Whenever a residential use is permitted in any area classified as commercial or industrial, such residential use shall comply with the minimum setback restrictions provided for in an R-3 classification.

F- 4,000 square feet for mobile homes being served by a sewer; 9,000 square feet for mobile homes not being served by sewer.

G- In instances where this district use abuts a residential district, a minimum side yard of 60 feet shall be provided on the side adjacent to the residential district. Such space shall be screened from the abutting residential district by walls or by fences or by other screening not less than six feet in height, in a manner acceptable to the planning commission.

H- In instances where this district use abuts a residential district, a minimum side yard of 100 feet shall be provided on the side adjacent to the residential district. Such space shall be screened from the abutting residential district by walls or by fences or by other screening not less than six feet in height in a manner acceptable to the planning commission.

In instances where this district use abuts a residential district, a minimum rear yard of not less than 100 feet shall be provided as measured from the rear lot line to the nearest building or structure. Such space shall be screened from the abutting residential district by walls or by fences or by other screening not less than six feet in height in a manner acceptable to the planning commission.

I- All area yard and height requirements for this district, except for the minimum lot area, shall comply with each applicable land use category. For example, since different uses will be combined within this district, the residential portion will apply to the appropriate residential requirements as previously set forth in this ordinance.
