ARTICLE XVIII

Railroad District

§ 210-75 Permitted uses.

A. 
A railroad, including accessory services but not including switching, storage or freight yards.
B. 
A public utility unit substation to supply electrical power, provided that a special permit is granted by the Board of Appeals in each specific case after a public hearing upon proper notice, and further provided:
(1) 
That the Board of Appeals finds that said unit substation is essential to the needs and demands of the area, that it will promote the general health, safety and welfare of the community in accordance with the general purpose and intent of this chapter.
(2) 
That the structure and its equipment does not exceed 12 feet in height.
(3) 
That all electrical parts, equipment and devices are completely housed in an enclosure of steel or other equally protective material.
(4) 
That the entire installation is enclosed by a chain link fence or similar fence not less than five feet in height with the gate or entrance through the fence securely locked at all times except during the actual ingress and egress of authorized persons.
(5) 
That the area in which the structure is located is screened by the planting and maintaining of evergreen trees and evergreen shrubs as prescribed by the Board of Appeals to effectually cut off any view of the structure and prevent detraction from the appearance of the neighborhood.
(6) 
That said unit substation have no moving parts except switches, generate no smoke, gas or noise and cause no interference with radio or television reception.
(7) 
That the applicant comply with such other and further requirements and standards as found by the Board of Appeals to be necessary to protect the neighborhood and its residents, prevent the deterioration of property values and promote the general health, safety, morals and welfare of the community.
