SECTION 10

SF-3 - SINGLE-FAMILY RESIDENTIAL DISTRICT - 3

§ 10.1 General Purpose and Description.

The Single-Family Residential District - 3 is intended to provide for medium density single-family residential development. This district differs from the SF-2 District in that it accommodates a mix of single-family uses, including manufactured housing, modular housing, and traditional site-built single-family residential structures. This district functions as a buffer or transition between major streets, nonresidential areas and lower density residential areas. Density in this district will range between four (4) and six (6) units per gross acre.

§ 10.2 Permitted Uses.

A building or premise shall be used only for the following purposes:
10.2.1 
Uses as listed in Section 22 of this ordinance.

§ 10.3 Permitted Specific Uses.

The following specific uses shall be permitted in an SF-3 district, when granted in accordance with Section 25:

§ 10.4 Height and Area Regulations.

See Appendix 1, Area, Setback, Height, And Coverage Regulations.
10.4.1 
Minimum Living Area - 1,000 square feet.

§ 10.5 Parking Regulations.

A minimum of one (1) parking space shall be provided per unit behind the front yard line. Other off-street parking space regulations are set forth in Section 26.

§ 10.6 Additional Restrictions Applicable to Manufactured Homes Installed in Pelican Bay.

10.6.1 
All manufactured homes shall be set on a pad, solid slab structure, or concrete runners.
10.6.2 
All manufactured homes shall be tied down and will be secured prior to occupancy.
10.6.3 
All manufactured homes shall be constructed with shingles, corrugated metal, or TPO roofs.
10.6.4 
All manufactured homes shall have full skirting composed of Hardie Board or other approved rigid-construction material and must be installed prior to occupancy.
