§ 154.131 R-2 RESIDENTIAL DISTRICT PRINCIPAL BUILDINGS.
Lots in the R-2 Residential Districts shall not contain more than one principal building which shall be the dwelling which shall be consistent with other dwellings in the district, and which shall include a minimum 900 square feet of ground floor living space expressly excluding the area of any attached garage.
Lots located in the R-2 Residential District shall be no smaller than 50 feet by 100 feet. Multi-family dwellings shall have a minimum of 3,000 square feet of lot area per unit. Accessory buildings shall not cover more than 30% of the available rear yard area. (Also see the table in § 154.250.)

§ 154.135 R-2 RESIDENTIAL DISTRICT HEIGHT AND SETBACK RESTRICTIONS.
The ceiling of the highest occupied level, excluding attic and rafter space, of a building in this district shall not exceed 25 feet above ground level. Front and rear setbacks shall be at least 20 feet on lots smaller than 100 feet in width and 150 feet in depth. Side setbacks shall be at least ten feet on lots smaller than 100 feet in width and 150 feet in depth. Front and rear setbacks shall be at least 35 feet on lots larger than 100 feet in width and 150 feet depth. Side setbacks shall be at least 15 feet on lots larger than 100 feet in width and 150 feet in depth. Accessory building setbacks shall be at least five feet on any size lot.
