Sec. 90-3.1. - Intent, permitted uses and special exception uses.

District Intent
The CO district (conservation) is intended to provide a land use category for property to be preserved from development. The only way property can be classified CO is through voluntary petition by the property owner. This district is beneficial for environmentally sensitive or unique land. The city will strive to protect this district from conflicting land uses.

Lot Standards

Minimum lot width: 100 feet
Minimum lot frontage: 20 feet on a public street with access from said public street
Maximum lot coverage: Square footage of all primary and accessory structures and impervious surfaces cannot exceed 5 percent of the lot area.

District Intent
The MP district (manufactured home park) is intended to provide a land use category for housing districts (typically mobile homes or manufactured home parks) where dwelling sites are leased. Manufactured home or mobile home parks shall be in accordance with IC 16-11-27-1 et seq., Rule 410 IAC 6-6 and their subsequent amendments. Additionally, all developments in this district are subject to the state board of health requirements and the requirements of this chapter.
