CHAPTER 5

DEVELOPMENT STANDARDS

(Residential Property R-1, R-2, R-3, MF-1 and PD-1)

§ 5.001 Setbacks and Lot Sizes.

All residential property, (R-1, R-2, R-3, MF-1) shall have the following minimum setback of occupied structures and accessory buildings from property lines.
(a) 
Setbacks:
(1) 
Front - Thirty-Six (36) feet from back of curb.
(2) 
Interior Sides and Back - Five (5) Feet.
(3) 
Side Street - Corner lots shall have both street exposures treated as front yards[.]
(b) 
Lot Widths and Depths:
(1) 
R-1, 100 ft. wide, 120 ft. depth;
(2) 
R-2, 80 ft. wide, 105 ft. depth;
(3) 
R-3, 80 ft. wide, 105 ft. depth.

§ 5.002 Height.

No building in a residential zone (R-1, R-2, R-3) shall have a height in excess of two and one-half (2-1/2) stories.

§ 5.003 Floor Area Ratio.

The maximum percent of the lot area which may be covered by a building in residential use, shall be as follows:
(a) 
R-1, 35%
(b) 
R-2, 35%
(c) 
R-3, 35%

§ 5.004 Appearance Standards.

The following standards are applicable to all single-family housing and accessory dwelling units:
(a) 
A garage or carport shall be provided for every dwelling located in an R-1 or R-2 zoning district.
(b) 
The minimum width of a dwelling exclusive of porches and garages shall be 22 feet, except for a mobile home, which must be a minimum of 8 feet in width.
(c) 
A minimum of 1,000 square feet of livable floor space

§ 5.005 Off-Street Parking.

Vehicle parking shall be provided on the lots or tract of land as follows:
(a) 
R-1 and R-2, Residential District - Two (2) spaces per dwelling unit.
(b) 
R-3 and MF-1, Residential District:
(1) 
Structures with four (4) or fewer dwelling units, two (2) spaces per unit.
(2) 
Structures with more than four (4) dwelling units, a minimum of one (1) space per unit.
(c) 
All other Districts - Adequate to accommodate the intended structures use.

§ 5.006 Planned Development District.

Established Minimums:
(a) 
AREA REGULATIONS -
Except as hereinafter provided, no building or structure or part thereof shall be erected, altered or converted for any use permitted in the district in which it is located unless it is in conformity with all the minimum regulations herein specified for lot area, lot width, lot depth, dwelling unit area, lot coverage, and front, side and rear yards and dwelling area.
(1) 
Lot Area:
The minimum residential lot area for the various Districts shall be in accordance with the following schedule, except that a lot having less area than herein required which was on official “lot of record” prior to the adoption of the ordinance may be used for a one-family dwelling and no lot existing at the time of passage of this ordinance shall be reduced in area below the minimum requirements set forth herein:[.]
(2) 
Lot Coverage and Floor Area Ratio:
The maximum percentage of any lot area which may hereafter be covered by the main building and all accessory buildings and the maximum ratio of floor area to the total area of the lot or tract on which a building is located shall not exceed the following schedule, except where an existing building at the effective date of this ordinance may have a greater percentage of a lot covered or a high floor area ratio than herein prescribed, such building shall be considered a conforming use:

(3) 
Front Yard:
No building, structure or use shall hereafter be located, erected or altered so as to have a smaller front yard than twenty-five (25) feet.
(4) 
Side Yard:
The minimum side yard requirements in a Planned Development District shall be established on the site plan which shall be made a part of the amending ordinance.
