Buffer strip. There shall be provided within any OB-1 Zone that abuts any residentially zoned property a buffer strip, at no point less than 25 feet in depth from such residential property line, that must be screened, landscaped and fenced as approved by the Planning Board pursuant to a required site plan; provided; however, that in lieu of the required buffer strip, the developer may install an unpierced masonry wall six feet in height that meets the following requirements:
(a) The wall shall be at least 12 inches thick.
(b) The wall shall not be located closer to the property line than 12 inches.
(c) The required area between the wall and any paved area shall be landscaped as required by the Planning Board.
