Affordable Housing AH District
§ 128-39.2 Uses.
In any Affordable Housing AH District, land, buildings or premises shall be used for one or more of the following:

Permitted accessory uses.
(1)
Private residential swimming pools pursuant to requisite standards in this chapter.
(2)
Off-street parking and personal detached garages.
(3)
Private residential sheds for the storage of objects owned by the residents residing on the property, not to exceed 10 feet in height.
(4)
Recreational facilities customarily associated with detached single-family dwelling units.
(5)
Decks, porches and patios pursuant to requisite standards in this chapter.
§ 128-39.3 Maximum building height.
No principal structure shall be higher than 25 feet or 2 1/2 stories.
§ 128-39.4 Minimum number of dwelling units permitted.
The minimum number of dwelling units permitted in this district shall be six units per gross acre. The total number of low- and moderate-income dwelling units shall equal 20% of the total number of dwelling units computed based on six dwelling units per gross acre.
§ 128-39.5 Bulk requirements.
A.
Area and yard requirements.
(1)
Minimum lot area: 5,000 square feet.

Minimum lot frontage: 50 feet.

Minimum lot width: 50 feet.

(4)
Minimum lot depth: 100 feet.
(5)
Side yard, minimum: 1/2 height of the building for detached housing; equal to the height of the building for side-by-side twin duplexes.
(6)
Side yard, aggregate: equal to the height of the building, applies to single-family detached only. Side-by-side twin duplexes have only one side yard.
(7)
Front yard, minimum: equal to the height of the building.
(8)
Front yard, minimum stagger: five feet from at least one neighboring unit.
(9)
Rear yard, minimum: 1/2 height of the building.
B.
Accessory structure minimum setbacks.
(1)
Pools may not be located any closer to a property line than the furthest extent of the side walls of the principal dwelling unit.
(2)
Detached garages may be located on a property line, however, driveways, paved or gravel, may not be any closer than five feet to a property line.
(3)
Fences may be located on a property line, however, any fence located between a line delineated by the front facade of the building and the street may not be more than 42 inches in height.
(4)
Sheds may be located on a property line, however, accessways to the sheds, paved or gravel, may not be any closer than five feet to a property line.
(5)
Recreational facilities may not be located any closer to a property line than the furthest extent of the side walls of the principal dwelling unit.
(6)
The minimum setback to any lot line for decks, patios and porches shall be equal to the side yard setback.
C.
Maximum lot coverage. The maximum lot coverage shall be a combined total for the principal building, accessory structures and impervious cover surfaces. Less than half of the area between the front facade of the building and the front lot line shall be impervious. The balance of this area shall be landscaped. The remaining portion of the lot shall be sufficiently landscaped to be in keeping with the character of the majority of the lots in the immediate area, with a typical lot maintaining a minimum of 40% of the lot landscaped. Any lot with less than 40% landscaped shall also have a minimum three-foot-tall screen planting around the perimeter of the side and rear of the lot The buffer planting shall be increased in height by one foot for every 10% of additional impervious cover added to the lot.
