In any Residential R4 District, land, buildings or premises shall be used for one or more of the following:

The following conditional uses may be permitted subject to the requirements of this code and in accordance with all other applicable laws and regulations:

Private garages limited to a maximum of 500 square feet.

Private swimming pools.

Utility sheds limited to a maximum of 150 square feet.

Minimum lot size: 4,000 square feet.

Minimum front yard: 20 feet in depth. However, if two neighboring front yards are both less then 20 feet deep, the required minimum front yard depth for the subject front yard shall be reduced to that of the deepest of those two neighboring front yards. For the purposes of this paragraph, "two neighboring front yards" shall mean front yards, or side yards of corner lots, that are both on the same side of the same street as the subject front yard, and are either directly abutting the subject front yard, or separated only by a narrow piece of property (e.g. the "pole" of a flag lot) or alley, either of which is no more than 30 feet in width along the full depth of the subject front yard.
