A. The lawful use of land for storage purposes and for advertising signs and billboards which does not conform to the provisions of this title shall be discontinued within two (2) years from the effective date hereof, and the same uses of land which became nonconforming by reason of a subsequent change of this title shall also be discontinued within two (2) years from the effective date of the change.
B. In the event that a nonconforming use of any building or premises is discontinued or its normal operation stopped for a period of six (6) months, the use of the same shall thereafter conform to the regulations of the district in which it is located.

12-11-2: CONTINUATION OF NONCONFORMING USE:
The lawful use of a building existing at the effective date of the original zoning ordinance may be continued, although such use does not conform with the provisions hereof. If no structural alterations are made, the nonconforming use of a building may be changed to another nonconforming use of the same or more restricted classification. This section shall also apply to nonconforming uses in districts hereafter changed. Whenever a nonconforming use of a building has been changed to a more restricted use or to a conforming use, such use shall not thereafter be changed to a less restricted use.

12-11-3: RESTORATION OF DAMAGED BUILDING:
No building which has been damaged by fire, explosion, act of nature or the public enemy to the extent of more than sixty percent (60%) of its value, shall be restored except in conformity with the regulations in this title.

A nonconforming use shall not be extended or enlarged.

A nonconforming structure that was erected, converted, or structurally altered in violation of the provisions of the ordinance which this title amends shall not be validated by the adoption of this title, and such violation or any violation of this title may be ordered removed or corrected by the proper officials at any time.

12-11-6: NONCONFORMING COMMERCIAL OR INDUSTRIAL BUILDINGS WITHIN DWELLING DISTRICT:
Except as hereinafter provided, all nonconforming commercial or industrial buildings located within any dwelling district shall be removed or converted, and the building thereafter devoted to a use permitted in the district, in accordance with the following schedule:
A. In the case of buildings erected before January 1, 1956, on or before January 1, 1981.
B. In the case of buildings erected between January 1, 1956, and January 1, 1959, on or before January 1, 1989.
C. In the case of buildings erected since January 1, 1959, within forty (40) years from the date of the issuance of a building permit therefor, but in all cases on or before January 1, 1999.
