CHAPTER 9

F INDUSTRIAL DISTRICT

12-9-1: REGULATIONS GENERALLY:

The regulations set forth in this chapter, or set forth elsewhere in this title when referred to in this chapter, are the district regulations in the F Industrial Districts.

12-9-2: PERMITTED USES:

A building or premises shall be used only for the following purposes:
Any use permitted in the E Service and Light Industrial Districts.
Blacksmith shop.
Bottling works.
Coal yards.
Contractor office and yard.
Dyeing and cleaning establishments.
Ice cream and confectionery plant.
Industrial and manufacturing plants where the scale of operations and the process of manufacturing or treatment of material is such that the amount of dust, odor, gas, smoke or noise resulting therefrom will not result in a lowering of taxable values of property, and otherwise will not be objectionable to surrounding residence districts, and where the operations are conducted in one or more buildings and not more than ten percent (10%) of the lot or tract is used for the open storage of products, material or equipment.
Junkyard, but only when all materials stored, treated or processed upon the lot are completely enclosed within a building.
Laundry.
Lumberyard or building materials yard.
Printing plant.
Public utility substations and facilities.
Warehouse and storage plants.
Wholesale establishments.
Wholesale storage of oil, gasoline, or other petroleum products, but only after the location and protective measures have been approved by the Chief of Public Safety.

12-9-3: SPECIAL USES:

The following use may be allowed by special use permit authorized by the Corporate Authorities of the Village after a public hearing thereon by the Zoning Board of Appeals:
Billboard-type advertising signs and other pole-type advertising signs which advertise activities, products or services that are not conducted on the premises on which the sign is located when such advertising signs are located within six hundred sixty feet (660') of the right-of-way for an “interstate highway” or a “primary highway” as defined in the Illinois Highway Advertising Control Act of 1971 (225 ILCS 440/1 et seq.

12-9-4: BUILDING HEIGHT:

No building shall exceed three (3) stories nor shall it exceed fifty feet (50') in height unless it is set back one foot (1') from all required yard lines for each foot of additional height above forty five feet (45').

12-9-5: PARKING:

   A.   Parking space shall be provided on the lot or in a building on the lot adequate to accommodate the cars of the employees of any of the uses permitted in this district, as well as the trucks and other vehicles owned or in the custody of the establishment.
   B.   Any building hereafter erected or converted for any of the commercial or industrial uses permitted in this district shall provide a minimum of one space, with minimum dimensions of ten feet by twenty five feet (10' x 25'), for the loading or unloading of trucks within the building or upon the lot of the building.

12-9-6: AREA REGULATIONS:

   A.   Front Yard: Where all the frontage on one side of the street between two (2) intersecting streets is located in the F Industrial District, a fifteen foot (15') yard shall be required. Where the frontage on one side of the street between two (2) intersecting streets is located partly in the F Industrial District and a dwelling or any commercial district, the front yard requirements of the dwelling or commercial district shall apply to the F Industrial District.
   B.   Side Yard: A side yard is not required except on the side of a lot abutting on a dwelling district, in which case, there shall be a side yard of not less than ten percent (10%) of the lot frontage or six feet (6'), whichever is less.
   C.   Rear Yard: A rear yard is not required except on a lot abutting on a dwelling district, in which case, there shall be a rear yard of not less than twenty five feet (25') in depth.
   D.   Intensity Of Use: Seventy five percent (75%) of the lot area may be improved.
