ARTICLE VIII

R-2 Medium Density Residential District

§ 190-800 Purpose.

The purpose of the R-2, Medium Density Residential, District is to preserve the established pattern of single family development in medium density areas of Rosslyn Farms and to allow certain additional compatible uses such as schools, parks, churches, and certain public facilities which serve the residents of the Zoning District.

§ 190-801 Authorized uses.

In the R-2, Medium Density Residential, District only the following uses are authorized:

Accessory Uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this Zoning District.

Private Swimming Pools or Private Tennis Courts Accessory to a Dwelling, subject to § 1403.3
e. 
Private Parking Garages and Accessory Storage Buildings, subject to § 1403.3
f. 
Fences, subject to § 1403.3
g. 
Temporary Construction Trailer or Model Sales Office, subject to § 190-1407
h. 
Home Gardening
i. 
Keeping of Domestic Pets
j. 
No Impact Home Based Business, subject to § 1412

§ 190-802 Area and bulk regulations.

In the R-2, Medium Density Residential, District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XIII.

MINIMUM LOT AREA:
Single Family Dwellings: 7,500 sq. ft.
All Other Principal Uses: 1 acre
B. 
MINIMUM LOT WIDTH:
All Uses: 50 feet
C. 
MAXIMUM LOT COVERAGE: 40%
D. 
MINIMUM FRONT YARD: 25 feet
E. 
MINIMUM REAR YARD:
Principal Structures: 25 feet
Accessory Structures: 5 feet
F. 
MINIMUM SIDE YARD:
Principal Structures: 10 feet
Accessory Structures: 10 feet
