12 R-1 Single-Family Residence District
Permitted uses in the R-1 district are:
Home occupations
Single-family residences
Unlighted golf courses
The following institutional uses, provided that principal buildings shall be located not less than
twenty (20) feet from adjoining lot lines in a residential district:
Boarding schools
Churches
Family care centers
Family day care centers
Public open space, including public parks
Schools, public or private, to be used for nursery, elementary, junior and senior high, with adjacent space for playgrounds, athletic fields, dormitories, and other accessory uses required for operation
Seminaries, convents, monasteries and other similar religious institutions, including dormitories and other accessory uses required for operation Accessory uses incidental to the above uses

Conditional permitted uses in the R-1 district are:
Cemeteries
Electric substations
Gas regulator stations
Group care facilities
Hospitals Lighted golf courses and driving ranges
Outdoor coin telephone booths
Planned developments under single ownership on a tract of land not less than ten (10) acres
Police and fire stations
Public and private outdoor recreation centers
Railroad stations
Sewage treatment plants
Telephone exchanges
Waterworks
