CHAPTER 3

ZONING DISTRICTS

10-3-1: ESTABLISHMENT OF DISTRICTS:

In order to carry out the purposes and provisions of this title, the city is hereby divided into the following districts:
R-1
Single-family detached residence district
R-2
Single-family detached residence district
R-3
General residence district
C-R
Commercial-recreation district
B-1
Retail business district
B-2
General business district
B-3
Service business district
B-4
General business district
M

10-3-2: ZONING DISTRICT MAP AND BOUNDARIES OF DISTRICTS:

   (A)   Zoning District Map: The districts and their boundaries are as shown upon a zoning district map entitled "city of Savanna, Illinois, zoning district map, dated January 1, 1977", which map and all amendments thereto and notations, references, and other information shown thereon are hereby incorporated by reference and made a part of this title, with the same force and effect as if the said zoning district map, amendments, notations, references, and other information were fully herein set forth. The original zoning district map, properly attested to, is on file with the city superintendent.
   (B)   Boundaries Of Districts: Where uncertainty exists with respect to the boundaries of the various districts as shown on the zoning district map and made a part of this title, the following rules apply:
      1.   Where district boundaries are indicated as following streets or alleys or extensions thereof, such boundaries shall be construed to be the centerlines of said streets, alleys or extensions thereof.
      2.   Where the district boundaries are not otherwise indicated, and where the property has been or may hereafter be divided into blocks and lots, the district boundaries, shall be construed to be the lot lines, unless the boundaries are otherwise indicated on the map. Within unsubdivided property, the district boundary lines on the zoning map shall be in accordance with dimensions as designated on the map.
      3.   Where a district boundary line divides a lot in single ownership, the regulations of this title for either portion of the lot may, at the owner's discretion, apply to the entire area of the lot or twenty five feet (25') beyond the zoning district boundary line, whichever is lesser distance. 10-3-3: ANNEXED TERRITORY:

No building or structure shall be erected on and no new use where no buildings or structures are involved shall be established on any land hereafter annexed to the city until an amendment to this title is enacted by the city council for designating the zoning district classification covering such annexed land. The city council, or building inspector, shall, either before or not later than ninety (90) days after any land is annexed, file an application for an amendment to this title and the zoning district recommended. The application shall thereafter be processed and enacted in accordance with provisions of this chapter governing amendments thereto. (1977 Code)

10-3-4: EXEMPTIONS:

The regulations of this title do not specify or regulate the type or location of: any poles, towers, wires, cables, conduits, vaults, and laterals, pipes, valves and/or other similar distributing equipment of a public utility as defined in the applicable statutes of the state of Illinois.
