ARTICLE VII

SIGNS

7.01.00. - PROHIBITED AND PERMITTED SIGNS

A.

[District Regulations.]

(1)

Residential District. It shall be unlawful for any person to erect, display, suffer or permit on his or her premises, any sign of any character, except that the owner may display on his premises a sign containing an owner's name and address, provided such sign has been approved by the duly constituted authority of Sea Ranch Lakes Beach Club, Inc.

(2)

Municipal Purposes. This section shall not apply to signs or signboards specifically authorized by resolution of the Village Council which signs are for municipal purposes, or signs or signboards authorized by the Board of Directors of Sea Ranch Lakes Beach Club, Inc., for their duly authorized functions and purposes.

(3)

Commercial District. This Section shall not prohibit signs or signboards in the SW ¼ of the SE ¼ of Section 7, Township 49 South, Range 43 East, lying west of Road A-1-A, less the portion described in Official Records Book 27 at page 376 and less the part platted as Sea Ranch Lakes according to Plat Book 40 at page 29, Broward County Records.

B.

In the area described in A(3) above, roof signs and other exterior signs shall require specific approval by the Zoning Commission (reviewable by the Village Council) after proper presentation of plans and specifications therefor.

7.02.00. - FIRE LANE SIGNS

A.

In the area described in 7.01.00A(3) above, informational signs containing the words "fire lane vehicular stopping, standing, parking prohibited by order of the Sea Ranch Lakes Village Council" shall be placed at sufficient intervals to notify the public of the existence of such fire lane.

B.

It is hereby declared unlawful for any person to deface, damage, remove, obliterate or otherwise alter the signs or lettering thereon as required by paragraph A above.

7.00.01. - Relationship to Building and Electrical Codes.

These sign regulations are intended to complement the requirements of the building and electrical codes adopted by the Village. Wherever there is inconsistency between these regulations and the building or electrical code, the more stringent requirement shall apply.

7.00.02. - No Defense to Nuisance Action.

Compliance with the requirements of these regulations shall not constitute a defense to an action brought to abate a nuisance under the common law.

7.00.03. - Maintenance.

All signs, including their supports, braces, guys and anchors, electrical parts and lighting fixtures, and all painted and display areas, shall be maintained in accordance with the building and electrical codes adopted by the Village, and shall present a neat and clean appearance. The vegetation around, in front of, behind, and underneath the base of ground signs for a distance of ten (10) feet shall be neatly trimmed and free of unsightly weeds, and no rubbish or debris that would constitute a fire or health hazard shall be permitted under or near the sign.
