ARTICLE IX
MH Mobile Home Park Residential District
§ 200-59 Purpose.
The purpose of this district is to provide for medium-density residential uses of a tract of land in single ownership which has been developed with all necessary facilities and services in accordance with a site plan meeting all the requirements of this chapter and which is intended for the express purpose of providing a satisfying living environment for mobile home residents on a long-term occupancy basis.
§ 200-60 Permitted uses.
Permitted uses are as follows:

Any accessory use permitted in the R-1, R-2 and R-3 Districts.

B.
Access to the community shall be from a public highway having a width of at least 50 feet; the number and location of access drives shall be controlled for traffic safety and protection of surrounding properties; no mobile home space shall be designed for direct access to a street outside the boundaries of the trailer park; the interior access drives shall be properly lighted and at least 50 feet in width hard-surfaced with a hot mix underlay and one inch hot mix top coat, 20 feet wide and curb on each side of the hard-surfaced street.

The topography of the site is such as to facilitate rapid drainage and that adequate on-site drainage facilities are provided.
D.
The minimum frontage of the mobile home park community shall be 200 feet and the minimum total area of the mobile home park shall be five acres. An addition to an existing mobile home park has no minimum area requirement.
E.
The minimum area for a trailer site for parking one mobile home shall be 5,000 square feet, with a width of not less than 50 feet and with corners of each site visibly marked and numbered by a permanent marker. Any mobile home with its accessory buildings shall not occupy in the aggregate more than 35% of the gross area of the lot. No lot shall be offered for sale or be sold.
F.
In addition to the requirement above, an open space or spaces accessible to all trailer or mobile home occupants and suitable for a recreational area shall be provided within the park or community at a ratio of 300 square feet minimum of recreational area per mobile home site. Recreational area shall be of sufficient size and in a suitable location for use by residents.
G.
The mobile home park or trailer park shall be surrounded by a landscaped buffer strip of open space 50 feet wide along all boundary lines. The buffer strip shall remain free of any buildings or streets.
H.
No part of any mobile home or accessory building shall be parked closer than 20 feet to any other mobile home or accessory building or exceed an overall height of 15 feet. Steps with related landing, not exceeding 28 square feet of lot coverage, may project four feet into the required setback. Where a mobile home park has been totally developed prior to the adoption of this chapter or where utility systems have been installed prior to enactment and in anticipation of further development, the required setback may be five feet instead of 10 feet.
I.
Two off-street parking spaces shall be provided on each trailer site.
J.
Proper provision shall be made for public water supply, sanitary sewers, electric connections and fire protection.
K.
Proper provision shall be made for refuse storage and collection subject at all times to Town regulations.
L.
All mobile homes shall be anchored to resist flotation, collapse or lateral movement by providing over-the-top and frame ties to ground anchors in the following manner:
(1)
Over-the-top ties shall be provided at each of the four corners of the mobile home, with two additional ties per side at intermediate locations, and mobile homes less than 50 feet long shall require one additional tie per side.
(2)
Frame ties shall be provided at each corner of the mobile home, with five additional ties per side at intermediate points, with mobile homes less than 50 feet long requiring four additional ties per side.
(3)
All components of the anchoring system shall be capable of carrying a force of 4,800 pounds.
(4)
Any additions to a mobile home shall be similarly anchored.
M.
Any mobile home shall be designated exclusively for single-family occupancy if used as a dwelling.
N.
The space between the unit and grade level shall be fully enclosed with skirting approved on the site plan.
O.
It shall have a gross floor area, excluding any additions not a part of the original manufactured unit, not less than 760 square feet.
