Height, Area and Yard Requirements

§ 225-23 Requirements for all districts.

All requirements contained in this article are minimums except as otherwise noted. For a graphic statement of requirements, see Exhibits A through F-3, inclusive.[1]

§ 225-24 R-1 Limited One-Family District.

Requirements for this district shall be as follows:
A. 
Lot area: 9,000 square feet.
B.

Requirements for this district shall be as follows.

Two-family dwelling: 7,500 square feet.
(3) 
Each dwelling unit in multifamily dwelling: 1,200 square feet per unit with minimum of 12,000 square feet for dwellings containing 10 units or less.
B. 
Lot width at building line:
(1) 
One-family dwelling: 50 feet.
(2) 
Two-family dwelling: 60 feet.
(3)

Requirements for this district shall be as follows.

Each dwelling unit in multifamily dwelling: 1,200 square feet.
(4) 
Each dwelling unit in apartment: 600 square feet per unit with minimum of 12,000 square feet for each apartment house.
B. 
Lot width at building line:
(1) 
One-family dwelling: 50 feet.
(2) 
Two-family dwelling: 50 feet.
(3) 
Each dwelling unit in multifamily dwelling: 20 feet.

§ 225-29 C Cemetery District.

Requirements for this district shall be as follows.

C. 
Front yard depth: 25 feet.
D. 
Rear yard depth: 30 feet.
E. 
Side yard width, each side, not abutting street: 10 feet.
F. 
Side yard width, abutting street: 25 feet.
G. 
Maximum height of structures: 35 feet.

§ 225-30 NS Neighborhood Shopping District.

Requirements for this district shall be as follows.
A. 
Lot area: 10,000 square feet.
B. 
Lot width at building line: 75 feet.
C. 
Front yard depth: 25 feet.
D. 
Rear yard depth: 40 feet.
E. 
Side yard width, each side, not abutting street: 15 feet.
F. 
Side yard width, abutting street: 25 feet.
G. 
Maximum height of structures: 2 1/2 stories or 40 feet.

§ 225-31 GC General Commercial District.

Requirements for this district shall be as follows.
A. 
Lot area: 21,000 square feet.
B. 
Lot width at building line: 100 feet.
C. 
Front yard depth: 25 feet plus seven feet for each story over three.
D. 
Rear yard depth: 40 feet plus 13 feet for each story over three.
E. 
Side yard width, each side, not abutting street: 15 feet plus five feet for each story over three.
F. 
Side yard width, abutting street: 25 feet plus seven feet for each story over three.
G. 
Maximum height of structures: five stories or 70 feet.

§ 225-32 I Industrial District.

Requirements for this district shall be as follows.
A. 
Lot area: 22,000 square feet.
B. 
Lot width at building line: 100 feet.
C. 
Front yard depth: 30 feet.
D. 
Rear yard depth: 40 feet.
E. 
Side yard width, each side, not abutting street: 15 feet.
F. 
Side yard width, abutting street: 30 feet.
G. 
Maximum height of structures: 70 feet.

§ 225-33 P Professional District.

The height, area and yard requirements for a Professional District shall be the same as those applicable to the most restrictive zoning district abutting the Professional District.

§ 225-34 All other uses not authorized in any zoning district.

All other uses not authorized in any zoning district as a permitted use, a conditional use, or a use by special exception shall be permitted as a conditional use in the I Industrial District, subject to the remaining provisions of this chapter, and provided the proposed use meets all lot, building and structure requirements of the I Industrial District and the use is in compliance with all applicable Township ordinances and any other applicable laws, rules or regulations.
