CHAPTER 2

ZONING DISTRICTS AND MAP

Sec. 8-2-1. - Zoning district classifications.

For the purpose of this title, all the land in the village is hereby divided and classified into the following districts:

R-1 Residential
R-2 Residential
E-1 Residential
CD Consent decree
F Farming
B-1 Business
B-2 Business
B-3 Commercial and mixed use

Sec. 8-2-2. - Zoning map.

The land use classifications hereof shall be as shown on a map designated and approved by the village president and board of trustees as the "Zoning Map of the Village of Sleepy Hollow, Illinois", and which shall be signed and dated by the village clerk. This map, and all notations, colors, dimensions, references and symbols shown thereon pertaining to such districts shall be as much a part of this title as if fully described herein, and shall be filed as a part of the ordinance with the village clerk. Such map shall be available for public reference in the offices of the village clerk and the village zoning enforcing officer. Later alterations of this map, adopted by amendment as hereinafter provided, shall be similarly signed, dated, filed and made available for public reference. Such map shall be published on or before March 31 of each year unless there has been no change in the uses, divisions, restrictions, regulations and classifications since the date of the last publication.

Sec. 8-2-3. - Zoning of additional areas.

Unless a different zoning district classification is stipulated in a related annexation agreement or is petitioned for at the time of annexation, any real property to be included within the corporate limits of the village, resulting from annexation or otherwise, shall be placed automatically in the zoning district classification consistent with its designation in the comprehensive plan until otherwise classified by amendment. Within this district, no building, structure or land shall be used nor shall any building or structure be erected, moved, enlarged or the structural members thereof be altered for any use other than those permitted in such districts and in conformance with the other provisions of this title. Any use customarily incidental or accessory to a permitted use is also permitted unless otherwise restricted or prohibited.

Sec. 8-2-4. - Interpretation of district boundaries.

Where uncertainty exists with respect to the boundaries of the various districts as shown on the zoning map, the following shall apply: District boundary lines are either the centerlines of highways, streets, or alleys, or boundary lines of sections, quarter sections, tracts or lots or such lines extended, unless otherwise indicated.
