CHAPTER 17

56 - A-2 AGRICULTURAL ZONE

17.56.010 - Purpose.

The purpose of the A-2 agricultural zone is to have land areas set aside by zoning procedures and in accordance with the comprehensive plan, to properly guide growth in agricultural areas as well as to preserve those areas at rural standards.

17.56.020 - Permitted uses.

The following uses are allowed in the A-2 zone:

A.

Agriculture;

B.

Golf course;

C.

Single-family dwelling;

D.

Home occupation.

17.56.030 - Conditional uses.

The planning commission may, after proper notice and public hearing as prescribed in Chapter 17.68, permit the following uses where such uses are deemed essential or desirable to the public convenience or welfare. The commission shall have the authority to impose such conditions and safeguards as it deems necessary to protect the best interests of the surrounding property or neighborhood from damage, hazard, nuisance or other detriment:

A.

Airport;

B.

Cemetery;

C.

Commercial kennel or animal hospital;

D.

Broadcasting tower for radio or television;

E.

Mining, dredging and excavation of sand, dirt and gravel and other aggregates;

F.

Public utility installation;

G.

Private amusement park, ball park, race track, or similar uses;

H.

Public building, school, hospital or church;

I.

The manufacturing of elemental phosphate furnace wooden plugs;

J.

Two-family dwellings (duplexes);

K.

Zoos/wildlife parks.

17.56.040 - Height regulations.

Any residential building or structure or portion thereof hereafter erected shall not exceed two and one-half stories or twenty-five feet in height unless a greater height is approved by conditional use permit.

17.56.050 - Setback requirements.

The following are setback requirements for the A-2 zone:

A.

Front Yard. No building or structure shall be erected nearer than thirty feet from the front lot line or sixty feet from the exterior boundary line of any forty acre subdivision or center line of any arterial street, or seventy-five feet from the centerline of any federal highway.

B.

Side Yard. No building shall be erected closer than ten feet to any side property line.

C.

Rear Yard. There shall be a rear yard having a depth of not less than twenty feet.

17.56.060 - Area requirements.

The following are area requirements for the A-2 zone:

A.

The minimum lot area shall be five acres.

B.

The minimum lot width shall be two hundred feet.
