36 - C-2 COMMUNITY COMMERCIAL ZONE
The purpose of the C-2 community commercial zone is to establish distinct zones regulated to fulfill general shopping center retail needs and travel or highway related service requirements within the community.

The following uses are allowed in the C-2 zone:
A.
Those uses allowed in C-1 districts as regulated therein;
B.
Automobile, truck and trailer sales, repairs and or rentals;
C.
Low speed vehicle (LSV), utility terrain vehicle (UTV), all-terrain vehicle (ATV), recreation off-highway vehicle (ROV), boat, snowmobile and other outdoor recreational vehicle sales, service and repair;
D.
Restaurants;
E.
Club or lodge;
F.
Bowling alley, dancehall or similar commercial establishments for public gatherings or recreational use;
G.
Recreational vehicle park;
H.
Tavern or lounges;
I.
Accessory uses to uses allowed.

The planning commission may, after proper notice and public hearing, as prescribed in Chapter 17.68, permit the following uses where such uses are deemed essential or desirable to the public convenience or welfare. The commission shall have the authority to impose such conditions and safeguards as it deems necessary to protect the best interests of the surrounding property or neighborhood from damage, hazard, nuisance or other detriment:
A.
Those other uses requiring conditional use permits as regulated in the C-1 district;
B.
Commercial kennel, animal hospital;
C.
Recycling collection center.

Any building or structure or portion thereof hereafter erected shall not exceed five stories, or forty-five feet in height unless approved by conditional use permit.

A.
No front or side yard shall be required, except that when a building or group of buildings abuts upon a residential district, a yard shall be provided on the side of a lot abutting the residential district having a width of not less than ten feet.
B.
There shall be a rear yard with a depth of not less than fifteen feet when abutting upon a residential zone. The rear yard may be used for off-street parking and loading.
C.
Residential uses within this zone shall have the same setback and side yard requirements as set forth in the R-3 zone.

There shall be no minimum lot sizes except that residential uses shall have the same area requirements as set forth in the R-3 zone.

Accessory uses are permitted if constructed either at the same time or subsequent to the main building. Such uses shall be limited to two stories in height and shall not encroach upon required setback areas.

The following are off-street parking requirements for the C-2 zone:
A.
For up to four residential units on a single lot, two spaces for each unit as defined in Chapter 17.04, sufficient in size for a garage or carport;
B.
For other uses and additional residential units in the C-2 commercial zone, refer to Section 17.04.070.
