- PARKING

Sec. 14-2-701.- Minimum requirements.

There shall be provided, at the time of the erection of any building or structure, or at the time any main building or structure is enlarged or increased in capacity by adding dwelling units, guest rooms, seats or floor area; or before conversion from one zoning use or occupancy to another, permanent off-street parking space of at least 200 feet 2 per space with vehicular access to a street or alley. The town reserves the right to control ingress and egress over private right-of-way. Minimum parking spaces for various uses include:

A.

Residential dwellings: One and one-half spaces for each unit, apartment, or single residential dwelling.

B.

Boarding houses, rooming houses: One space for each occupied room or unit.

C.

Tourist accommodations: One space for each room or unit.

D.

In all business and manufacturing districts: One space for every two employees computed on the basis of total number of employees of the two largest consecutive shifts. In addition, there shall be sufficient parking for all vehicles used directly in the conduct of such office or industrial use.

E.

Retail: In all business and manufacturing districts, one space for each 200 feet 2 of store sales area.

F.

Assembly: Theaters, auditoriums, stadiums, churches, or other use designed to draw an assembly of persons: One space for each three seats.

G.

Public buildings: One space for each 200 feet 2 of total floor area of all floors in building except for areas used exclusively for storage.

H.

Medical offices: Three patient spaces per staff physician, plus two spaces for every three employees, plus one space for each staff physician.

I.

Funeral homes: One space for each company vehicle plus one space for each three seats in congregating areas.

Sec. 14-2-702. - Central business district exception.

All uses within the CB central business district are exempt from minimum parking requirements.

Sec. 14-2-703. - Adjacent property appeal.

If off-street parking space required above cannot be reasonably provided on the same lot on which the principal use is conducted, the board of zoning appeals may permit such space to be provided on other off-street property provided such space lies within 400 feet of the main entrance to such principal use. Applicant must present acceptable legal commitment from the owner of the adjacent property to ensure continued compliance with the hereinabove described parking requirements.
