ARTICLE I

- IN GENERAL

Sec. 119-1. - Application of chapter.

Except as otherwise provided, the provisions set forth in this chapter for each zoning district shall be minimum requirements and shall apply uniformly to each class or kind of structure or land.

Sec. 119-2. - Compliance.

No land shall be cleared, used or developed unless in conformance with all applicable standards herein specified for the district in which it is located.

Sec. 119-3. - Maximum residential buildings per lot.

Not more than one residential building shall be located on a lot except for multifamily dwellings.

Sec. 119-4. - Use of off-street parking or loading spaces.

Off-street parking or loading spaces required in connection with any building shall not be used for any purpose other than parking or loading.

Sec. 119-5. - Reduction of dimensions or area of lots; compliance with chapter.

No yard or lot existing on March 11, 1991, shall be reduced in dimension or area below the minimum requirements set forth herein. Yards or lots created after March 11, 1991, shall meet the minimum requirements established by this chapter

Sec. 119-6. - Building to be erected on lots abutting streets.

No building or structure shall hereafter be erected on a lot that does not abut for at least 25 feet upon a public street or a private street approved by the city council.

Sec. 119-7. - Annexed land.

All land which may hereafter be regulated by this chapter as a result of annexation shall be considered to be in the residential district unless otherwise classified.
