CHAPTER 3

OFFICE, BUSINESS, AND INDUSTRIAL DISTRICTS

10-3-1: THE DISTRICTS:

The village's office, business, and industrial districts are listed in Table 3-1. When this zoning ordinance refers to "office" or "business," or "industrial" zoning districts, respectively, it is referring to these districts.

10-3-2: PURPOSES:

   A.   L-O District: The L-O district is primarily intended to accommodate small office uses, and to provide a transition from lower intensity residential districts to higher intensity nonresidential districts.
   B.   O-R District: The O-R district is primarily intended to accommodate architecturally integrated office, hotel, and entertainment development on relatively large sites.
   C.   B-1 District: The B-1 district is primarily intended to accommodate small neighborhood-serving retail and service uses.
   D.   M-1 District: The M-1 district is primarily intended to accommodate commercial and low-intensity industrial/manufacturing uses. (Ord. 2025-1446, 10-9-2025)

10-3-3: USES:

Uses are allowed in office, business, and industrial districts in accordance with the use regulations of Section 10-5-1. (Ord. 2025-1446, 10-9-2025)

10-3-4: LOT AND BUILDING REGULATIONS:

   A.   Table of Regulations: The lot and building regulations of Table 3-2 apply to all principal uses and structures in office, business, and industrial districts, except as otherwise expressly stated in this zoning ordinance. General exceptions to lot and building regulations and rules for measuring compliance can be found in Chapter 15. Additional regulations governing accessory uses and structures can be found in Chapter 6.

   B.   Table Notes: The following notes refer to the bracketed numbers (e.g.," [1]") in Table 3-2:
      [1]:   May be reduced with special use permit approval.
      [2]:   Lots without public water or public sewer service require minimum one hundred and fifty-foot (150') street frontage.
      [3]:   Minimum setback of thirty feet (30') when abutting A zoning district. Also, no storage or parking allowed within fifteen feet (15') of an A zoning district.
      [4]:   May be increased to twenty percent (20%) with special use permit approval.
      [5]:   Maximum height of office buildings may be increased to fifty-five feet (55') with special use permit approval. Maximum height of hotels may be increased to eighty-five feet (85') with special use permit approval.
